Do It Yourself Home Ac Repairs

Air conditioners offer relief from the heat.

Air conditioners are important in areas where hot weather is a problem. When an air conditioner stops working during a heat wave, having it repaired can take days, especially if it's an older or discontinued model. Many of the problems that cause an air conditioner to breakdown are simple, such as a clogged air filter or a plugged drain line. With a few simple household tools, you can fix many air conditioner problems at a fraction of the cost of hiring a professional repair person. Does this Spark an idea?

Instructions

1. Disconnect the air conditioner's power source. If it has a plug that goes directly into a wall outlet, remove the plug from the outlet. If it is hard wired (wired into the house's electrical system), turn off the electricity for that section of the house. If in doubt about which breaker switch to turn off, shut off the house's entire electrical system at the circuit breaker box.

2. Some air conditioners are located outside of the home.

Remove the access panel from the front or back of the air conditioner. Use either a standard or Phillips screwdriver to remove the panel. On some units, you will have to remove the entire metal or plastic casing to access the unit's interior. Place any loose screws in a coffee cup to avoid losing them.

3. Check all the plastic hoses within the air conditioner to make sure they are held securely in place, using a flashlight to guide you. Loose lines can affect the air conditioner's effectiveness. If one of the hoses is damaged (tears, cracks, etc), loosen the fasteners (if any) that hold the tube in place and remove it. Purchase a new piece of vinyl tubing with the same inside diameter as the original hose. Most plumbing supply stores carry this type of flexible tubing.

4. Remove the air filter. Air conditioners draw in air, cool it down and then blow it back out with a built-in fan. Dirty or clogged filters and fans impede the flow of air. If the filter is dirty, use compressed or canned air to remove the debris. If the filter is torn or too worn to work effectively, write down the air conditioner's model and serial number. Purchase a new filter at a building supply or appliance store. Blow the fan out as well.

5. Check air vents for blockages that prevent proper air flow.

Blow out any debris inside the air conditioner's interior with compressed air. Dirt or debris that settles on the electrical components inside of an air conditioner can cause shorts which, in turn, can cause the unit to malfunction. Check the wiring as well to make sure there are no loose connections or areas where the wiring is exposed (bare metal showing). Place the cover back onto the access panel or the outer housing back onto the air conditioner.

Buy Repo Mobile Homes

Buying a repo mobile home can be less expensive than purchasing a new mobile home or traditional home. When purchasing a repo, it's important to consider where to place it. You can either purchase land or rent a lot in a mobile home park. Other considerations include zoning and sewage disposal permits if purchasing land, overall condition of the mobile home, repair costs, and back taxes and overdue lot rent costs that you will be responsible for.

Instructions

Buy Repo Mobile Homes

1. Purchase land for the mobile home. Research local zoning laws to determine the best area to purchase land. Visit websites dealing with county planning, urban planning or real estate development for zoning laws and regulations. If the mobile home is currently at a mobile home park, you will have to pay lot rent if you want to keep it there.

2. Obtain permits for sewage disposal after purchasing land. Contact your local health department to set up a lot and soil inspection appointment. Mark off where you plan to place the mobile home using four safety flags.

3. Go to local auctions to find repo mobile homes. You can find auction listings in your local newspaper or online. Included in the Notice of Sale will be the amount needed for a down payment or total cost requested at time of purchase.

4. Inspect the mobile home before purchasing it. Hire a mobile home inspector or inspect it yourself. Most repo mobile homes are sold "as is." When inspecting a repossessed mobile home, inspect the following:

-storm drains

-gas mains

-electric and power lines

-sewer mains

-structural integrity

-interior

5. Ask about liens, back taxes, overdue lot rent and other back payments associated with the mobile home. You will be responsible for paying these costs upfront.

About Wild & Edible East Texas Plants

Blackberries are commonly found growing wild in East Texas.

The native plants of East Texas that have supplied food to the region's residents for hundreds of years are enjoying a new acceptance. Travel companies offer edible plant identification tours through East Texas's Piney Woods. Boggy Creek Farm, located near Texas A&M University, supplies wild-growing plants to a trendy Austin restaurant. Purslane and epazote are mainstays of Hispanic cooking, and sassafras leaves ground into fine powder makes a thickener for gumbo and other Cajun dishes. East Texas edible plants fall into four categories: berries and fruits, nuts and seeds, vegetables and herbs. Does this Spark an idea?

Berries and Other Fruits

Wild blackberries, dewberries, mulberries and huckleberries grow in East Texas. They can be eaten straight off the bush or tree or made into cobblers, jams and jellies. A lesser known berry comes from the staghorn sumac, a member of the cashew family. According to Lee Allen Peterson in "Edible Wild Plants," its crimson berries can be boiled into a pink lemonade. Be careful, though, that it is not poison sumac. Other fruits growing wild include post oak grapes and muscadine grapes, which can be used in wine or jelly; persimmons, for jams, baked desserts and, recently, salsas; and cherries and plums, generally made into jelly.

Vegetables

Wild plants which are served as vegetables most often are tubers or leafy greens. The rhizomes of the American lotus or water-chinquapin, a water lily-type plant found in East Texas ponds and lakes, produces a starchy tuber that can be baked like a sweet potato. Greens from the wild, often cooked like spinach or added to salads, include lamb's quarters, amaranthus or pigweed, dandelion greens and even the young leaves of the American lotus.

Nuts and Seeds

The most recognizable nut native to East Texas is the pecan. In the past, acorns were consumed here. Immature seeds from the American lotus, a truly versatile plant, can be eaten raw, while the mature seeds are sometimes shelled and roasted and eaten like nuts or even ground into flour.

Herbs

As mentioned earlier, herbs like epazote, the succulent purslane and the ground leaves of sassafras have long been flavoring local cuisines. The root bark of sassafras is also used to make a distinctive tea. Teas brewed from two other wild East Texas plants are acknowledged for their medicinal properties: slippery elm soothes coughs and chickweed prevents scurvy.

Uses By Native Americans

The Atakapan tribe resided on the Gulf Coast of Texas near present-day Houston. Most of their food came from fishing, agriculture and gathering wild plants. They were the first to discover all the edible parts of the American lotus. Another larger East Texas tribe, the Caddoes, raised several crops each year and collected pecans, acorns and chestnuts in the forests. They could eat acorns without digestive upset because they understood that the nut had to be peeled and then washed and drained three times to remove all the tannic acid. The Caddoes also enjoyed wild plums, cherries, mulberries, blackberries and grapes.

Health Benefits

Many of the native plants are more nutritious than the vegetables currently grown for food, according to Scooter Cheatham in the "Encyclopedia of Useful Wild Plants in Texas." For example, dandelion greens are a good source of calcium as well as the nutrients that aid in absorption of the mineral. Purslane contains omega 3 fatty acids, vitamin C and carotene. Some historians credit the survival of the East Texas Indian tribes to their plant-based diet, including much from the wild, when other Texas Native American hunter tribes were wiped out by disease epidemics.

Thread A Sewing Machine

Instructions

1. Raise the needle to its highest position by turning the handwheel toward you.

2. Raise the presser foot. This will allow the thread to easily pass through the threading points and will prevent the machine needle from becoming unthreaded when you begin to stitch.

3. Place a spool of thread on the spool pin located at the top of your sewing machine. If the spool pin runs horizontally, secure the spool of thread with the cap provided.

4. Take hold of the thread end and pass it through the designated threading points on the top of the machine casing, then down toward the tension assembly. The tension assembly is located on the left side of the machine and controls the flow of thread.

5. Take the thread under the tension assembly and back up through the next threading point at the top left of the machine. Make sure the thread has passed between two tension discs as well as the hook that may be attached to the left side of the tension dial.

6. Push the thread end through the lever at the top left of the machine, if applicable, and down through the threading points at bottom left and above the needle.

7. Thread the needle from the front or back of the needle. The threading direction will depend on your machine type.

8. Pull a few inches of thread through the eye of the needle and pull the thread to your left.

9. Insert a wound bobbin into the machine, if necessary, and close the throat plate. A few inches of bobbin thread should be pulled out to the right and sticking out from under the closed throat plate.

10. Take hold of the thread that has been threaded through the machine needle.

11. Rotate the hand wheel toward you until the needle disappears into the bobbin case.

12. Keep holding on to the thread and move the hand wheel so the needle is once again at its highest position. As the needle rises, a loop of bobbin thread will come up as well.

13. Pull the thread out toward your left to draw the bobbin thread loop further out of the bobbin case.

14. Let the top thread go and pull the bobbin thread up until the end comes up. Pull the top and bottom threads under the presser foot and to the back and right of the machine.

Get A Motor Vehicle Repair License In Ct

A motor vehicle repair license allows you to run an automotive shop in Connecticut.

Having a motor vehicle repair license allows you to operate an automotive shop in Connecticut while abiding by the laws of that state. As the owner of the business where automotive repairs are being performed, you must apply for and be granted this license before you do any business. If you're working on friends' cars for free, however, you do not need a motor vehicle repair license. It will take some preparation to become licensed as a motor vehicle repair center in Connecticut.

Instructions

1. Set up the garage where you will be performing the work and contact your city or town council and business bureau to get permission to operate there; they will issue you a trade name certificate. You must have that before you can apply for the motor vehicle repair license. Requirements for approval will vary from city to city. For instance, you must have a waste disposal tank that can handle at least 250 gallons of fluid. You will have to contract with a waste removal firm and have that agreement presented in writing as well. You will also be required to have the customer rights and the labor and storage prices posted in an area where they can be easily seen by consumers.

2. Create a folder that contains documentation of your insurance, maps, employees and training. You will be required to present this when you apply for the license. You must show that you have at least one employee with enough training and knowledge to fully repair an automobile; this person has to be employed in the location for at least 35 hours each week.

3. Prepare to show proper use of estimates waivers, repair orders, loan agreements, estimate orders and supplemental ID cards. You must also show that you have all the tools and equipment you will need to operate your business. Demonstrate that you have knowledge in the disposal of abandoned vehicles if you wish to give towing invoices.

4. Set a date with the Department of Motor Vehicles to take the examination required for the motor vehicle repair license; this will cost $280, as of May 2010. Ask for an application at the DMV while you're there.

5. Submit the application, the completed test, proof of a $20,000 surety bond, proof of financial responsibility---insurance---and the sales tax permit number to the DMV. You will also be required to provide a check in the amount of $140 made out to the DMV. Once they've reviewed your documents, you should receive your license in the mail.

Prioritize Laundry Loads

Loads of laundry need to be prioritized for a number of reasons, including hot water supply, necessity of the article of clothing, and items that take longer to dry. Use these tips to aid in prioritizing laundry loads. Does this Spark an idea?

Instructions

Use these steps to determine the order of laundry loads.

1. The first factor when prioritizing laundry loads is the hot water supply. Some people have a limited supply of hot water and should wash loads that require the hottest water first. This includes whites, heavily soiled clothing, towels, sheets and linens.

2. Clothing that is in immediate need should also receive priority over items that are used less frequent. Uniforms and other items that are needed frequently would be examples of high priority items. In many households, it is more efficient to wash the items that take the longest to dry, such as bedspreads and towels.

3. Next, launder items that require warm water such as colors or prints. Loads that require cool water should be washed last, as well as items that are not in immediate need.

Claim Lost Rent On Schedule E

Claim Lost Rent on Schedule E

Schedule E is a form that allows you to fill out profit and loss from rental income on your taxes. This could be real estate, farm rent, partnerships, estates or trusts. If you have rental property that was vacant for some part of the year or was not able to command enough income to break even, Schedule E allows you to report this information to the Internal Revenue Service.

Instructions

1. Organize your paperwork before you begin. Sort all of your rental income information into one category so you can easily sum the annual rental profit. Organize your bills and expenses in another category. Did you perform maintenance work or repairs on the rental unit?

2. List your name and Social Security number at the top of the form. Fill out the type and address of the rental property on line 1.

3. Fill out the amount of rents you received on line 2. If you received no rent for the year, write zero.

4. Answer the prompts on lines 5 to 18 that ask about expenses you incurred. Expense categories include advertising, maintenance, management fees, legal fees, repairs, mortgage interest and taxes. You should be able to fill out this information using the receipts and bills you've organized. Sum up the total expenses on lines 5 to 18 and enter that number in on line 19.

5. Calculate the rental property's depreciation using IRS Form 4562, which covers depreciation and amortization. Enter in the amount of depreciation on line 20.

6. Add lines 19 and 20 and enter their sum on line 21 to get your total expenses.

7. Subtract line 21 from line 3 to show your loss of rent. Because you have a loss of rent, this should be a negative or very low number, depending on how severe your rent losses were.

8. Complete Form 8582 to see if you can legally claim all of the lost rent. Form 8582 asks questions about past rental activity, profit and loss to determine if your losses are passive or if you're reporting a first-time loss.

9. Enter the same number from line 22 on line 23 if Form 8582 determine that you can claim all of your lost rent income. Enter in a lower number if Form 8582 requires that you limit the deduction you're reporting.

10. Enter zero for line 24 if you have no income. If you do have positive rental income, write the number on line 24. Enter the sum total of all your real estate losses on line 25.

11. Combine lines 24 and 25 to get the final number of lost rent you will be reporting on Schedule E.

Throw A Casino Party At Home

Casino parties can be thrown for events ranging from birthdays to anniversaries to simple social get-togethers of friends and family. Although the gambling is free, the enjoyment of playing is the same as in a real casino. Hosting a casino party isn't difficult; it just requires hiring some people to help run the games and gathering food, decorations and a few other items that will ensure guests have a good time. Does this Spark an idea?

Instructions

1. Choose a specific theme such as Vegas, Casino Royale (James Bond), Mardi Gras or World Series of Poker. Make invitations that fit the theme: cards that look like playing cards or a big slot machine. Send these out to let all your friends and family know about the fun night you're planning.

2. Rent casino tables and hire dealers to handle all the games. Some popular choices include roulette, blackjack and craps.

3. Buy or make decorations. Depending on the theme this might include Vegas signs, Mardi Gras masks, fake money banners, coin streamers, playing card centerpieces and card suit (spade, heart, diamond, club) napkins, plates and tablecloths.

4. Set up a buffet table filled with snacks and finger food items. Make cookies shaped like card suits or decorated to look like casino chips. If your guests will include adults over the legal drinking age, set up a bar and hire a bartender to mix up some cocktails.

5. Create favor bags as a thank-you to guests for coming. Fill small bags with candy "casino chips." Or have custom playing cards made with a photo of the guest of honor on them and hand these out.

Fix A Water Damged Wall Stud

Wall studs are used to support not only the ceiling loads of the home, but also any floor loads above. Water-damaged studs may have been caused by flood waters, condensation or a leaky roof. Before any repairs are considered, the source of the water damaged must be found. Proper repairs are necessary or else you may be performing this task again. During the replacement of the wall studs, observation for any mold growth should be conducted and dealt with at the time of repair. The wall cavity will be open and the mold can be directly handled easily. Does this Spark an idea?

Instructions

1. Remove the wallboard or paneling, with the pry bar, on the wall with the water damage. It may be best to remove all of the wall covering so a thorough inspection of the cavity can be performed. A full stud count can be done along with the visual inspection for mold.

2. Test each wall stud for soundness by placing a blow from the hammer to the stud. Perform this along the vertical length of the stud. If any signs of deep depression result from the blows, mark this stud for replacement. The stud may also be retaining water. If the stud seeps moisture after the hammer blow, it, too, may be a candidate for replacement.

3. Cut a replacement stud in half with the saw. Lay these two halves on the floor to either side of the stud being replaced. Place two full-length replacement studs to either side of the stud being replaced in a vertical position. Wedge these studs between the half plates laying on the floor and the top plate of the wall cavity. The purpose of these two studs is to take the load bearing weight of the wall while the damaged stud is removed.

4. Measure the actual length of the stud by measuring between the bottom and top plates next to the stud. There may be a slight length variation of the existing stud and the replacement. If so, mark the length on the new stud with the pencil and cut to length with the circular saw.

5. Remove the damaged stud. Pull or bend over the exiting nails in the top and bottom plate. Insert the replacement stud into the wall cavity. Check the center spacing with the tape measure.

6. Drive two 16 p nails through the new stud into the bottom plate. One from each side. Perform the same task to the upper plate. Remove the support studs from either side of the new replacement. Move to the next damaged stud. Repeat until all studs are replaced.

Replace A Thermocouple On A Recessed Light Fixture

If you have recessed lights in your home, you may notice that one or two of your lights may tend to turn off all by themselves. No, your house is not haunted; it may just be that the thermocouple inside the recessed light is heating up and causing the power to the light to be interrupted. Thermocouples are small, tubular fixtures that get wired between the line and the load of the recessed light, and when the heat builds up, they turn the light off to prevent damage to the wires. The temperature rise can be attributed to a bad thermocouple or your attic's insulation may have come too close to the light fixture. If you have already checked the insulation and it is about 6 inches clear of the light, then odds are the thermocouple needs to be replaced. Here is replace a bad thermocouple on a recessed light fixture. Does this Spark an idea?

Instructions

1. You should easily be able to get a replacement thermocouple from your local electrical supply store, but make sure you get the right one; you should remove the old one first and take it with you when you purchase the new one.

2. Since you are going to be working overhead, be sure to wear eye protection. Of course, if you do not have a drop-in ceiling, you may have to get access to the recessed light's junction box through the attic.

3. As usual, before you begin working on the light, turn the circuit breaker that is supplying power to it OFF. It is not enough to simply turn the switch off, because anyone walking into the room can accidentally flip the switch out of habit, causing you to get a jolt! So be safe and turn the breaker OFF.

4. Remove the light bulb from the fixture and locate the fixture's junction box. On the side of the box you should see a tubular object about the size of a stick of lip balm. That is the thermocouple.

5. On the interior of the junction box you will see two wires coming off of the thermocouple. One is usually black and the other blue. One wire is connected to the feed circuit and the other is connected to the wire coming from the light socket. Disconnect each wire and screw the wire nut back on the feed wire and the socket wire respectively.

6. You should now be able to just snap the thermocouple out of the junction box. Take it to your local electrical supply store and pick up a replacement.

7. Once you return home, snap the new thermocouple back into the open knockout. Connect the black thermocouple wire to the feed wire and tighten it securely with a wire connector. Wrap the wires with a strip of electrical tape.

8. Connect the blue wire to the wire coming from the light socket. Secure them with a wire connector and tape them as well.

9. Replace the junction box cover and turn the circuit breaker back on. Screw the light bulb back in and turn the light switch back on. Now the light should no longer randomly blink on and off.

Michigan Government Grants For Women

Michigan has benefitted from federal Recovery Act funding.

While the position of women in American society has improved markedly since the feminist movement brought gender inequities into focus in the 1960s, on average women in the workforce in 2010 still earn 75 cents for every dollar earned by men and they have broken through the "glass ceiling" to head only 11 percent of Fortune 500 companies. States like Michigan offer a variety of grant programs to keep the progress moving forward. As a rule government grants are formally gender-neutral but a number of programs primarily serve women.

Domestic Violence Prevention

Programs to prevent domesitc violence are mainly aimed at helping women.

2009’s federal Recovery Act provided funds for Michigan to provide transitional housing program grants and money for STOP Violence Against Women funding. In 2009 the state distributed $13.3 million in grants to train community service people and police and prosecutors to take a team approach to combating domestic violence against women, including grants to Bethany Christian Services and Hispanic Services, both in Grand Rapids. Women’s Center/Harbor House in Marquette County received $47,721 from a STOP Violence Against Women grant.

Transitional Housing

Transitional housing can help women in crisis rebuild their lives.

The state also had $50 million in Recovery Act funds to give out as Transitional Housing Assistance grants. Transitional housing programs are meant to give victims of domestic violence, the large majority of whom are women fleeing abusive partners, a stepping stone to move into permanent housing where they can support themselves. Sexual assault and stalking victims are also eligible for transitional housing help, which includes counseling and other support services in addition to a safe place to live.

WIC

WIC is a state administered program to provide for mothers and their children.

Michigan, like most states, distributes money and other food assistance for pregnant women, infants and young children provided by the US Department of Agriculture’s Women, Infants and Children’s program. Pregnant women and those with children under the age of five can get benefits to allow them to buy milk, cheese, whole grain breads and tortillas, eggs, peanut butter, beans or peas, fresh fruits and vegetables and juice. The program also tries to encourage breastfeeding by giving new mothers who breastfeed extra foods, such as canned tuna.

The Average Weekly Rates For House Cleaning

Weekly rates for house cleaning vary widely across the country.

Today, house cleaning is no longer a luxury just for the well-to-do. Many families with moderate incomes choose to employ a maid or cleaning service. If you are wondering about weekly rates for house cleaning, keep a few points in mind. Rates vary widely depending on a number of factors, some of which you can control and some of which you can not. The best way to get an accurate idea of prices in your area is to call and talk to individual cleaners and cleaning services. Some may provide a price range over the phone or by email and most provide free in-home estimates upon request. Does this Spark an idea?

Cost Basics

The low range of weekly rates for house cleaning start at minimum wage if you are willing to hire an individual who may be young and inexperienced. Individual cleaners charge as little as $10 per hour up to $30 per hour or more, depending on other factors. Cleaning services charge in the range of $30 to $50 per hour depending on location. Of these, franchise cleaning services are often the most expensive option. Prices may be quoted by the hour, by the job or by the room, depending on the company. Ask about how prices are figured and any additional costs not included in the basic price such as fees if the company is locked out of your home on the day of the cleaning, charges for cleaning supplies and price increases if cleaning your home is taking longer than expected.

Location

Smaller cities often have a lower cost of living and house cleaning is no exception. Find lower cost house cleaning in large cities by seeking an individual to clean your house. House cleaning can be surprisingly low cost in bigger metro areas with large populations of minimum wage workers or high unemployment rates.

Cleaning

The average weekly rates for house cleaning depend on the cleaning you expect to have done. Individual maids and small companies usually offer greater flexibility in cleaning options, though you should expect to pay extra if you want several additional tasks done. Expect to have general dusting and vacuuming, kitchen cleaning and bathroom cleaning done by most cleaners. Larger companies may charge for extra services by the hour or on an individual basis. Ask for a detailed description of the cleaning typically done in a home and for a price list detailing additional services.

Maids Versus Services

Individual cleaners, or maids, often charge lower weekly rates for house cleaning. This is not always true, however, so interview more than one person and keep an open mind until you have details regarding price, cleaning done and experience of the cleaner. Residential cleaning services charge more because of increased costs of operating a business, but they can also provide more dependability and shoulder the burden of screening and training the individuals coming into your home.

Homes

The house itself is naturally the biggest factor in the weekly rate you are charged for cleaning. Size, condition and maintenance of a home all factor into the time required to clean it. Additionally, clutter or numerous decorations make cleaning more difficult and time intensive. Some companies will request that picking up be done prior to their arrival to ensure their ability to clean an area, a national franchise residential cleaning service. Even the type of materials in the home, from appliances to flooring type, change time expectations for cleaning. A typical 2,000 square-foot home can take anywhere from three to six hours to clean depending on these considerations. Ask potential cleaners about the amount of time they plan to spend in the home to get a better idea of expected thoroughness.

Tips

Ask about cleaning supplies and equipment. Some maids and services provide their own, some require you to provide these items. Some may even charge extra if they must bring their own supplies and equipment. Get references from individual cleaners. Get information on employee screening, background checks and training from larger residential cleaning services. Always ask for proof of liability insurance and bonding whether hiring a service or an individual.

Can Car Repairs Be Counted As A Tax Deduction

If you use your car for business purposes, repairs may be deductible.

According to the official Internal Revenue Service's website, it's possible your car repairs can be counted as a tax deduction. But it's a little more complicated than that simple answer. There are two ways to deduct car expenses. The first is to take the standard mileage deduction, and the second is to track actual expenses.

Business versus Personal Use

Expenses for personal use of your car are not deductible. You are allowed to claim a deduction only if your car is used for business reasons. Unless the vehicle is used 100 percent for business, you'll have to calculate what percentage of the miles you drove over the course of the year was for business.

Actual Expenses

Here's how you would be able to deduct the cost of your car repairs; this method is contingent on excellent record keeping and maintaining all your receipts. As the year progresses, keep a running log of all miles you drive for business reasons. At the end of the year, take the total miles driven and compare the number of business miles to the total mileage, to arrive at a percentage of distance the car was used for business purposes. That number is the percentage of car expenses you are allowed to deduct.

Throughout the year, keep a record of all car expenses. Don't forget to include gas, oil, tires, insurance, license and registration, depreciation, lease payments, and repairs. Add all these up and take a percentage of the total equal to the percentage of the total mileage for which the car was used for business purposes. The result is what you can claim as a deductible business expense.

Mileage Deduction

The issue is whether tracking actual expenses will mean a greater deduction than simply taking the standard mileage deduction, which was .555 cents a mile as of 2012. Since you're already keeping track of the miles you use your car for business, the IRS suggests you calculate your standard mileage deduction and compare it to your actual expenses deduction, and use whichever is greater.

What your deduction really hinges on is "adequate records," which is the concept the IRS uses in deciding whether the expense is legitimate. Regarding car repairs, the actual receipt should be adequate.

Plant Spring Vegetables In North Carolina

Vegetable gardens require the right timing, location and soil.

Spring plantings lead to summer and fall vegetable gardens and incorporate well-known fruits and vegetables like pumpkins, squash, tomatoes and lettuce. Although these warm-season crops do best with spring plantings for a long summer season, gardeners walk a fine line in regards to their timing. As summertime plants, these are sensitive seedlings that cannot take frost. In areas like North Carolina's Zones 6 to 8, where winter temperatures sometimes last into late May, gardeners must plant their gardens based on their frost dates rather than the month. Does this Spark an idea?

Instructions

1. Plant your spring vegetable garden only after the frost has left the ground. The date may come as early as mid-April in Morehead City or as late as May 21 in Waynseville. Allow the soil to warm for a week, then begin your plantings.

2. Use your established vegetable garden or choose a site that gets full sun for eight hours every day, with full drainage. Vegetable plants will grow in shade but won't bloom or bear their fruit, and will die in standing water. Rake the area before you start to get rid of old weeds or foliage and any rocks.

3. Mix a combination of half quick-draining soil and half organic compost into the top 4 inches of garden soil to provide quick drainage and organic nutrition for your plants. If your site doesn't get good drainage, lay a 5-inch layer of this mixture on top of the site to build a raised bed. Add starter or 10-10-10 fertilizer to the top inch of soil. If you want to grow your vegetables organically, use organic fertilizer, fish emulsion or blood or bone meal instead of synthetic fertilizer.

4. Plant slightly hardier vegetables like broccoli, peas, endives, onions, beets, carrots, Swiss chard and lettuce first. These vegetables will stand up to lower temperatures without damage. Plant the more sensitive seedlings--tomatoes, beans, peppers, corn, cantaloupe, cucumbers, eggplants--up to a week later to garner more protection. Plant each seedling according to its spacing requirements, and fill in the spaces between tall plants like tomatoes with smaller plants like endives and carrots, for efficient growing.

5. Water the vegetables with 2 inches of water, and spread 2 to 3 inches of organic mulch over the soil. Maintain this mulch layer through the summer to keep the soil warm and moist, and discourage weeds, diseases and pests.

House Wiring Basics

House wiring is a complex beast for the uninitiated, and a sense of mystery for those who have never even seen a circuit. The wiring in your house does not need to be difficult to understand--in fact, in comparison to the wiring in commercial buildings, figuring out how the wiring in your home works is a breeze. Knowing the basics is essential to your safety, and reading up before opening up your wall to change out all the old wiring is incredibly important. Does this Spark an idea?

Electrical Code

Before doing any electrical work in the home, check your locality code on wiring. Locality codes give the basic rules and regulations on what is allowed to be fixed in the home on a do-it-yourself basis and what repairs need to be outsourced to a professional. These regulations are not in place to make the local electrician some money. They do, but they are also there to protect you from injury and harm. Before doing any wiring in your home, thoroughly study these codes and how big the project will be. In some areas, you need a permit to do wiring work, and the work will need to be checked by a city inspector when you're finished. If your work is not up to code, it will need to be done again. Otherwise, fines may be issued.

Service Entry

To begin wiring work in the home, you will need to find the service entry of your home. The service entry is where the electrical service provided to your home comes to, and where is connects to the main grid of your home. An electrical grid found in your home is a network that transfers the electricity from your provider into your home. Before doing any work on the home, you need to make sure the service entry is up to standard; otherwise, there could be large safety hazards. Make sure the service entry is at least 10 feet above ground and not accessible from any windows of the home. This is to prevent injury from touching exposed wire; it's more of a concern for children and pets, but it's a valid concern. Make sure the service entry is not in any danger of being obstructed by branches from trees or any other debris.

Panel Board and Branch Circuits

Before doing any wiring, locate the panel board, also called the circuit breaker, of the home. This is the control center for all electricity running throughout your home. Each room in your house is connected to a circuit in this panel and can be turned on and off. It is important, before starting any wiring, that you turn off the electricity in that area of the house from the panel. The areas of the home that the panel board controls are called branch circuits. Each branch comes from the panel board and is a series of separate wiring and circuits from other areas of the house. This allows you to turn off one area of the house, while allowing electricity to flow through the rest of the house.

Fha Streamlined Refinancing Process

The Basics

FHA Streamline mortgage loans are advantageous because they lower current monthly payments. The process of obtaining one is similar to applying for any mortgage refinancing, except there's less hassle, less paperwork and low costs. With an FHA Streamline loan:

No credit check is required.

No income documentation with W-2's or paystubs is needed, although proof of employment is.

There is no need to document funds with bank or investment brokerage account statements.

The FHA Streamline loan must also lower your monthly payments.

These features alone reduce the paperwork. In some cases, no appraisal is required.

Qualifiers

There are a few requirements, however. The home must be owner-occupied and you must have owned it for at least six months. The existing loan should be in good standing with no more than one late payment (30 days).

The loan costs must be paid upfront. If you wish to include them in the loan, you must apply for a "No-cost" FHA Streamline loan, which would result in a higher interest rate. You may also obtain a "With-appraisal" Streamline loan, which, obviously, requires an appraisal. There must be enough equity in the home to pay for the closing costs, and no cash can come back to the borrower.

In any event, a "no-appraisal" Streamline loan cannot exceed the current loan.

What If You Want to Improve Your Home?

An FHA Streamline (203k) loan is available for those who wish to modify or improve their homes. The requirements are similar to those of a regular Streamline loan, along with significant additional rules.

The minimum amount of the loan must be $5,000, with a maximum of $35,000. It may not be used for major structural repairs. If it exceeds $15,000, third-party inspections may be required. The work must be done, in most cases, by a licensed contractor who has provided estimates and sticks by them. All building permits are required, and a certification of completion will be needed, along with records of inspections, change orders, escrow funds and the like.

Trumpet Scholarships

Trumpet players have opportunities to win a range of scholarship awards.

Trumpet performers benefit from various categories of scholarships to suit different levels of skill and to broaden the music and performing arts experience. Music guilds, foundations and universities hold competitions that offer scholarship prize money as well as opportunities to participate in and win scholarships for workshops, festivals and conferences. Some of these opportunities open the doors to firsthand learning through performances with famous musicians and orchestras.

Live Concert Competitions

Honoring the world-famous brass teacher, the Carmine Caruso International Jazz Trumpet Solo Competition takes place at Missouri State University in Springfield. Sponsored by the International Trumpet Guild in cooperation with the Herb Alpert Foundation, the competition is open to trumpet performers born after September 23, 1981, who are not under major artist management. Performers must submit an unedited mp3 recording, lead sheets with accurate choral changes, a document to verify date of birth and a $100 application fee. The recording must include a ballad, Latin jazz, a contemporary funk-rock fusion tune and a jazz waltz, among other selections. Five finalists compete in a live concert at the university's Hammons Hall for the Performing Arts, drawing lots to decide the performing order. As of 2011, the first prize was $10,000 and the second prize was $5,000. Additionally, all finalists receive up to $500 to cover travel expenses.

Workshops and Festivals

Fellowships and scholarships are available for "The Art of Sound" Summer Brass Institute, an intensive workshop and festival in the San Francisco Bay Area, California. This program provides opportunities to advanced trumpeters, generally 18 years of age or older, to rehearse and perform with top professional brass players. Full-day sessions include rehearsals, coaching, lessons and master classes. The fellowship covers tuition and room and board based on ability only, while the scholarship covers only part of the total cost based on ability and financial need. Scholarship applications call for a letter to explain the extent of financial need.

Trumpet performers must submit an unedited CD of unaccompanied playing of two movements from a Haydn or Hummel concerto, "Ballerina's Dance" from Stravinsky's "Petrouchka," Mahler 5 opening and movement 2 solo from Ottorino Respighi's "Pines of Rome." A strong letter of recommendation is also a requirement.

Fellowships go to 10 brass musicians, including four trumpet players, selected by audition. On acceptance to the program, applicants pay a $100 fee.

Orchestral and Educational Opportunities

The International Trumpet Guild (ITG) Youth website lists several competitions for young trumpet performers to pursue as of 2010. In LaGrange, Georgia, the LaGrange Symphony Orchestra Young Artists Competition is for trumpeters under 26 years of age. First prize is $1,500 and the opportunity to perform solo with the orchestra. Second and third prizes are $1,000 and $500 respectively.

The Music Teachers National Association (MTNA) High School Performance Competitions offer prizes ranging from a $100 award and certificate for national finalists, to a $1,000 award and plaque for the national winner.

The National Trumpet Competition at George Mason University in Arlington, Virginia, is for high school students between 14 and 18 years old. First prize is $1,000 and second prize is $200.

Conference Participation

Several memorial funds established since 1974 enable trumpet performers to attend the annual ITG Conference and participate in the student performance competitions that are part of the conference program. The funds honor distinguished individuals in the field of trumpet music.

The Karl Kletsch Memorial Fund, named for the former principal trumpet of the Munich Philharmonic Orchestra, provides prize awards for the competitions. Scholarship money for students to attend the conference comes from funds like the Donald P. Bullock Memorial Scholarship Fund honoring the late professor of trumpet at Western Michigan University, and the Richard B. Lehman Memorial Scholarship Fund, named for the late trumpet performer and solo cornetist with the Marine Band in Washington D.C.

Marching Bands

Music for All (MFA) is a national music education organization whose programs include Bands of America and Orchestra America. Trumpet performers, who are prominent members of marching bands benefit through the MFA Marching Band Scholarships. As of 2011, these awards included the $2,000 Jolesch Scholarship, the $1,000 Fred. J. Miller Family Scholarship and the $1,000 Yamaha Scholarship. These awards are for graduating seniors nominated by the directors of bands competing at the MFA Bands of America Grand National Championships. Nominees must plan to study music education and show exceptional musicianship, leadership skills and work ethic.

Estimate Exterior Commercial Painting

The costs of an external painting job consist of materials, labor, equipment rental (if you don't own ladders or a power-washer, for example), and overhead. The raw calculation is simple, but labor and overhead costs will vary by geographic location and what your desired profit margin is. This article will cover the basic components of the calculation; you may need to adjust the numbers to suit your situation. Does this Spark an idea?

Instructions

1. Take a complete measurement in square feet of the exterior surface to be painted. Make sure to include soffits, gutters, and like features if they are to be painted as well.

2. Calculate the amount of paint you will need by dividing the total square footage of the exterior surface to be painted by 400 for a smooth surface, or 300 for a rough or textured surface. Multiply that by the cost per gallon of paint. Good quality exterior paint runs between $25-$40 per gallon.

3. Calculate labor costs by determining the estimated total hours of prep (power-washing, scraping, caulking). This will depend on the condition of the surfaces. Calculate painting time by dividing your work rate by the square footage. For instance, if you can cover 100 square feet per hour, on average, divide the square footage of the house by 100 to arrive at a total number of hours for the painting. Add the prep and painting time together and multiply by your hourly rate. Be sure to increase this number if there are many detailed windows, for instance, or if the surfaces are in poor condition.

4. Add in any incidental costs, such as fuel, power-washer rental, drop cloths, or any other materials you don't already have on hand.

5. If desired, add in overhead for the job such as insurance, telephone, vehicle costs, advertising, etc. Your overhead could easily add 20% to the total cost of a commercial painting job.

6. Add together paint, labor, and overhead costs to come up with a final estimate for the job.

Fix A Frayed End On A Us Flag

Remove your flag from the pole in bad weather to avoid later repair.

The American flag is a symbol of freedom for the United States and displays 13 stripes correlating to the original 13 colonies and 50 white stars resembling the 50 states. There are specific rules and regulations that should be followed when hanging an American flag from a pole outside your establishment or your home. Flags may be repaired if the repair does not alter the dimensions of the flag. If your flag is frayed at one end and is the damage is not serviceable, consider surrendering your flag to the local chapter of the American Legion, the Girl Scouts or a Boy Scout troop for disposal.

Instructions

1. Remove the flag from its pole outside and lay it flat on your work surface. Inspect the fraying area to decide whether the flag can be repaired. Any fraying that lessens the original dimensions of the flag may not be fixed. But if only the hem has been damaged and the fraying is minimal, repair is an option.

2. Lay a piece of waxed paper underneath the fraying area and squirt a thin layer of fabric adhesive over the fraying area.

3. Spread the adhesive across the frays with your finger, ensuring there is enough solution to adhere the fraying fabric together and form a bond of new fabric.

4. Wash your hands to remove the adhesive. Wait three minutes and remove the flag from the waxed paper. The flag should be dry and the solution should be clear.

Repair Rust Holes On A 4x4 Cherokee

The average car owner can do basic body work on a Jeep with rust holes. Most homes have the tools needed, and the rest can be bought at an auto parts store. Use a kit that creates a hard fiberglass shell over the hole; it is impervious to rust because it is a poly-fiber. Using this kit and some tools around the house, you can get started.

Instructions

1. Cut away as much of the rust as possible, using metal snips. Avoid cutting good metal.

2. Grind the entire area of the hole using a power grinder about three or four inches from the hole. Do not scrap off too much paint. Grind only until you see shiny metal. Round the edges by bending them back, gently tapping them with a hammer until they go to the inside of the hole.

3. Use 100-grit sandpaper to feather the metal to the paint. This will help hide any sign of body work.

4. Place the release film that comes in the kit over the hole. Cut the release film with scissors. Cut it three or four inches larger than the hole, as it also will cover the fiberglass.

5. Lay the cut release film on a flat surface, and place a sheet of fiberglass over it. Cut a portion of fiberglass an inch smaller than the release film. Place a second sheet of fiberglass over the first piece, and cut it one inch smaller than the previous piece.

6. Mix the fiberglass and the hardener that come with the kit. Work quickly so it does not harden before you finish. Place the release film over an old flat board, and place the larger piece of fiberglass on top. Apply the mixture you just made to the fiberglass using one of the spreaders. Do not allow it to dry. Place the second piece of fiberglass over the first, and apply the mixture again.

7. Take the section you just created, and cover the hole with the fiberglass. Make sure all the bubbles are removed so no bubbles are in the final product. Smooth it with your hand or a flat edge.

8. Allow the patch to dry. The time will vary depending on temperature. Once it is dry, peel an edge of the release film slowly so you do not disturb the patch.

9. Mix a small amount of body putty and body putty hardener, and apply it to the edges of the patch. It will harden quickly. After it has hardened, sand it with 80-grit sandpaper. Make sure it is smooth to the original surface of the vehicle. On areas raised higher, use the file.

10. Mix another batch of the body putty, and apply it with one of the spreaders in an even coat. Allow it to dry, and sand it until it is smooth using 400-grit sandpaper; this will give you the best feel as to the smoothness and evenness of the work.

Use Home Inspection Reports To Negotiate The Price Of A Home

When you get the inspection report back on a home you're looking to buy, you may be able to use that report to negotiate the price.

Instructions

1. Be sure your purchase contract includes an inspection clause that makes your obligation to purchase the home dependent on the results of a professional home inspection performed within a stated period of time (usually 10 to 15 days) during the sales transaction.

2. Hire a professional home inspector to inspect the home within the contingency period.

3. Review the condition of each item listed on the home inspection report; decide if the condition of each item or component is acceptable or unacceptable to you.

4. Obtain estimates on repairs or replacements described in the home inspection report if estimates are not provided by the home inspector.

5. Compare your original offer to the estimated costs of any repairs or replacements.

6. Present an addendum to the sellers within the contingency period at a reduced price to cover the costs of repairs or replacements or give the sellers the option of getting the work done themselves.

Window Replacement Federal Grants

There are three federal grants that fund window replacement, in addition to other potential opportunities.

There are three federal grants that can fund the installation of energy-efficient windows: the Higher Energy Cost Grant Program and the Rural Energy for America Program Grants, both run by the U.S. Department of Agriculture, and the Tribal Energy Program, run by the U.S. Department of Energy. These three opportunities differ in terms of eligibility, funding levels and other specifications. In addition to federal grants, state, nonprofit and utility grants are available for window replacement in some locales. Does this Spark an idea?

High Energy Cost Grant Program

The U.S. Department of Agriculture operates the High Energy Cost Grant Program, which is designed to promote energy efficiency and renewable energy development in rural communities. Commercial entities, residential units, nonprofit agencies and local, state and tribal governments are eligible to receive funding. Applicants must also reside in an area where energy costs are at least 275 percent above the national average. Additionally, successful applicants must demonstrate how their projects will benefit the entire community, so in the case of window replacement, a local government that will save taxpayer money will probably make a stronger case for funding than a small business. High Energy Cost Grants award from $75,000 to $5 million for qualified projects.

Rural Energy for America Program Grants

Rural Energy for America Program Grants, also run by the USDA, encourage energy efficiency and renewable energy development, primarily among small rural businesses and agricultural producers. Schools, agricultural, commercial and public power entities and local, state and tribal governments are eligible to apply. The amount awarded to each project varies, however, the maximum award is 25 percent of the project cost. For fiscal year 2012, the program was allocated $70 million to distribute to qualified projects.

Tribal Energy Program Grants

Tthe U.S. Department of Energy offers Tribal Energy Program Grants to tribal governments seeking to increase their energy efficiency or develop renewable energy sources. Only tribal governments may apply, and in addition to energy-related goals, projects must foster economic development and employment on tribal lands. The program funds a variety of projects, including window replacement, so the amount of funding varies on a case-by-case basis. In addition to funding, the DOE provides training, education and technical assistance throughout the lifespan of the project.

Other Opportunities

In addition to federal grants, some states, utility companies and nonprofit agencies offer funding opportunities for window replacement. Additional grants for energy efficiency or renewable energy are available in 25 states, according to the Database of State Incentives for Renewables & Efficiency, however, window replacement will not qualify for all of these.

To explore additional funding opportunities, go to the DSIRE's Financial Incentives for Energy Efficiency table, navigate to your state's "Grants" column and examine the available state, nonprofit and utility grant opportunities available.

What Is A Clock Spring In A Car

The clock spring is a crucial part for controlling a car's steering.

Hundreds of car parts work together to allow the driver control over the vehicle. The clock spring is one of those parts that works directly with the steering wheel. It allows the car's wheel to be turned in a circle while maintaining an electrical connection with the wiring system.

Clock Spring Description

Clock spring coils come in different sizes depending on the car. The clock spring winds unique electric conductor tape and is housed in a plastic retainer. It is located in between the steering wheel and the column. The electrical connector on the clock spring has a long conductive ribbon.

Clock Spring Fuctions

The wires from the airbag electrical system connect through the base of the clock spring's electrical connector to the end of the conductive ribbon. The other end of the ribbon is attached through the wires on the top of the clock spring's electrical connector to the air bag unit. As the steering wheel revolves, the conductive ribbon coils and uncoils allowing electrical contact between the electrical systems.

Clock Spring Alternative Names

While the function stays the same with all car clock springs, different spellings and names exist for this car part. Alternative names for the clock springs are clock spring coil, coil assembly, cable reel assembly, coil spring unit and contact reel.

What Does It Mean When A Buyer Gets Credit At Closing

Buying a house is expensive. Having the cash for the down payment is only part of the cost. There are other charges during the buying and closing process. In order to help a buyer purchase a home, a seller may offer a credit at the time of closing. Also referred to as seller concessions or contributions, buyers would be wise to negotiate these into the contract before it is signed by all parties.

Purpose

If a seller has enough equity in the property but does not have much cash to spend during the selling process, a credit at closing spares the seller from having to come up with the money before it's in hand. The credit is subtracted from the seller's proceeds at the close of the transaction. It is either directly given to the buyer or held in escrow until the provisions of the sales contract have been satisfied.

Closing Costs

When you arrive at the settlement meeting to close the sale, you will need enough money for the down payment and closing costs, which can be 3 to 6 percent of your loan amount and add thousands to your out-of-pocket expenses. One way to alleviate the burden is to ask the seller to give you a credit at closing for some or all of the costs incurred. This can be a fixed amount, such as $5,000, or reimbursement for the actual cost of the expenses. Sometimes a seller will agree to pay only the discount points, origination fees or other costs of the loan.

Repairs

During the escrow process, you more than likely will have the home inspected by a licensed contractor or other service. THe inspector checks major systems and other home features. It's possible that the inspector will find repairs that are needed. You may choose to ask the seller to pay for professional repairs, or you might prefer to oversee the work yourself. If you want to be in charge of any repairs, you can ask the seller to give you a credit at closing in order to have the repairs completed.

Other Credits

Other buyer credits can be written into the contract at the time it is being negotiated. If the seller needs to remain in the house for a certain amount of time after the sale closes, then a credit for the amount of rent will be given at the close. Also, if the buyer has asked for certain appliances or furnishings, the seller may agree to a credit instead of buying the promised items before the close.

Clean Up Computer Scratches

Use a scratch remover solution to remove scratches from your computer's case.

Your computer, desktop, laptop or handheld device is susceptible to dust, dirt and grime as well as scratches. The scratches may not be intentional, but they can happen as you move the computer from one location to another; while placing the computer in a bag or case; or while repairing and opening the computer's case for service and repair. When cleaning your computer, you can also clean scratches and, in some cases, repair the scratches if they are not too deep in your computer's casing.

1. Wipe your computer's case with a soft, nonabrasive cloth or rag to remove any loose dust and dirt. Wear latex gloves to keep your hands clean.

2. Apply one squeeze of scratch removal solution from one of the bottles, "Heavy" or "Fine," in the care kit for MP3 players to one of the polishing cloths in the kit. Care kits for MP3 players are available at electronic, home improvement and retail super stores as well as online.

3. Wipe the scratch with the polishing cloth. Fold the polishing cloth in half, re-apply the scratch removal solution and continue wiping the scratch until it is gone.

4. Apply one squeeze of the cleaning solution in the care kit to a clean polishing cloth. Wipe your computer's case with the cloth to remove any scratch remover and dirt residue.

Find The Best Orthopedic Veterinarian

Find the Best Orthopedic Veterinarian

Pet owners want the best care they can get for their pet's illnesses. Veterinarians take care of most needs, but in some cases, your pet may need a specialist. Orthopedics is the medical field that treats the joints and bones. Orthopedic veterinary surgeons go through additional training that allows them to treat serious problems like hip dysplasia, complex bone fractures, muscle tears, and joint replacement. These surgeons often work in close association with regular veterinarians to give your pet the best care possible. You can find the best orthopedic veterinary surgeon for your pet's treatment by following these steps.

Instructions

1. Get a referral from your regular veterinarian. Chances are, he or she has already worked with one or more orthopedic veterinary surgeons in your area and will be able to refer you to a qualified specialist who has experience in your pet's medical problem. Your vet will also have some idea what the orthopedic veterinary surgeon charges for procedures.

2. Talk to friends and family who have pets. People you know may be the best way to get the name of an orthopedic veterinary surgeon who has handled the same kind of case. They might also know the orthopedic surgeon's temperament and style of working with pet owners.

3. Contact a college of veterinary medicine. They will have the names of surgeons who have graduated the college and who have gone through the special orthopedic training. These trained surgeons may also be involved in teaching students at the college.

4. Contact the Veterinary Orthopedic Society. They can give you a list of orthopedic veterinary surgeons in your area who are members of the organization.

5. Once you have gotten a few names, contact the veterinary surgeons to discuss your animal's case. Ask how many surgeries he or she has done on this type of problem. Ask about outcomes. Note the surgeon's demeanor and whether he or she is open to questions and whether you are able to get clear answers to your concerns. Notice how the surgeon interacts with your pet. Is the pet comfortable with the surgeon? Does the surgeon have the natural affinity and sympathy for your pet that you would wish? Discuss what kind of surgery will be needed and what will be required for aftercare. When you feel secure with both the level of competence and level of concern for your pet, you have found the right orthopedic veterinary surgeon for your pet's care.

What Can A Rental Property Owner Claim On Taxes

There are many tax deductions for rental property owners.

Rental property is a popular investment for many reasons, including the tax advantages that property ownership provides. While operating rental property can be expensive, many of the expenses related to the property are tax deductible. Rental property owners should consult with their tax professionals to determine which deductions are applicable for their specific situations. However, having a general understanding of the tax implications can help the owner to identify possible tax deductions.

Interest Payments

Interest payments made on various loans used for the rental property are tax deductible. The largest interest payment made for rental property is typically from the mortgage loan, but there are others. Interest on loans used for repairs to the rental property is also deductible. Credit card interest created by purchases made for the rental property, such as repair materials or cleaning supplies, are also deductible. Any other account used to pay for rental property expenses that accrues interest will also create a tax deduction. For credit cards and related accounts, owners must be careful to only deduct the portion of the interest used for rental property charges.

Repair Costs

The cost of repairs made to the rental property will also create a tax deduction. Repairs must be reasonable in nature and cost to be eligible for a deduction according to IRS guidelines. Some examples of reasonable repairs may include repairs to a leaking roof, repainting walls and replacing defective plumbing components. Rental property owners should note that it is repair costs and not improvement costs that are tax deductible. Improvements are projects that add value to the property, while repairs are projects that only maintain value.

Travel Expenses

Travel expenses incurred by the rental property owner to maintain or manage the rental property are tax deductible. Some examples would be meeting with repair service providers, collecting rent payments and going to the store to buy supplies. Travel expenses related to property improvements are not deductible. Owners may choose to deduct actual costs or use the IRS's standard mileage rate. The IRS standard mileage rate is 50 cents per mile for 2010 and 51 cents per mile for 2011.

Other Deductions

Rental property owners can deduct the costs of office space, equipment and supplies required to operate the property. This may include a dedicated home office. When using a home office deduction, owners may also deduct utility costs for that portion of the home set aside as an office. Insurance costs used to insure the rental property or to insure employees of the business are also deductible expenses. The costs of professional services, including a tax professional, are deductible as well.

Is It Legal To Ride Golf Carts On North Carolina Public Roads

Is It Legal to Ride Golf Carts on North Carolina Public Roads?

Environmental concerns, quality of life issues and the high price of gas make driving a golf cart an attractive alternative. In North Carolina, though, drivers need to know the rules before they hit the road in a golf cart.

The Facts

Some golf carts are legal on most public roads in North Carolina. Others are illegal on all public roads unless allowed under special exemptions, which are passed by the state Legislature and approved by the state's governor.

Types

North Carolina separates carts into street-allowed and street-legal golf carts, and laws vary according to the type of cart driven. In most instances, only street-legal carts are allowed on public roads. Street-legal carts are subject to the same requirements as other vehicles. They must be registered and licensed and must feature seatbelts, headlights, brake lights, four-wheel brakes, proper insurance and a vehicle identification number.

Typical carts, which fall into the street-allowed category, reach speeds no greater than 15 mph and do not have brake lights, headlights or seat belts. Unless the state legislature specifically passes a law to allow all golf carts in a certain geographic area, street-allowed golf carts are not legal on public roads.

Geography

Although street-allowed golf carts are not allowed on public streets, some communities petition ed the state for an exemption fro the state law. Municipalities that have received state law exemptions include the resort communities such as Carolina Beach, Wrightsville Beach and Pinehurst.

In exempt communities, municipal governments are free to place restrictions on street-allowed golf carts. The restrictions are only enforceable on those specific communities. For example, one county requires drivers of street-allowed golf cart drivers to possess a valid North Carolina driver's license, and most communities restricts hours of operation to the daytime, when golf carts are easier to spot on the roads.

Change

In August 2009, North Carolina Gov. Beverly Perdue signed a bill allowing street-allowed golf carts on state roads in Currituck and New Hanover counties. Government leaders in Currituck County planned to allow the carts only on roads with lower speed limits.

Misconceptions

Some people believe golf cart operators do not need to obey state driving laws. Golf cart drivers, though, are subject to the same laws as other drivers, and they can receive citations for failing to regard such traffic control devices such as stop signs.

Considerations

To be legal on a given street, golf carts must be capable of meeting posted minimum speed limits. Because golf carts cannot be driven at higher speeds, they are often not legal on highways and never legal on U.S. interstates. All-terrain vehicles such as three-wheelers and four-wheelers are not categorized as golf carts.

The Average Cost Of Foundation Repair

As almost any homeowner knows, the stronger the foundation of a house, the more secure the house itself is, and that translates into fewer cracks, leaks and losses of support structures. Of course, not every house can go through its life cycle with the foundation performing flawlessly. This is where foundation repair comes in and it becomes necessary to start calculating fix-it averages. Does this Spark an idea?

Average

On average, repairing a failing foundation of a house costs between $5,000 and $7,000. This assumes that there won't be any additional problems to fix while repairing the foundation, such as replacing plumbing. Although the average is $5,000 and $7,000, simple jobs can get as low as just over $2,000, while complex jobs might push close to $14,000.

Prevention vs. Reaction

Some foundations that are in need of attention do not require much. They can be fixed more as a preventative measure than a reactionary one. If the foundation problem has been ignored, however, then costs quickly escalate because other issues tend to show up. These problems include things like cracks opening up in basement flooring or walls or plumbing being damaged.

Type of Foundation

The type of foundation affects the cost of foundation repair. There are three main types of foundations. These include slab, pier and beam, and t-shaped foundations. Each of these foundation types, due to differences in design, requires different materials or different amounts of similar materials. For instance, pier and beam foundations require insulation, unlike the other types. Because different materials or amounts of materials are used from one foundation to another, the repair cost may not be the same from house to house, even if damage is similar and square footage is approximately the same.

House Size

The size of the house can lower or raise foundation repair costs, because the larger the house, the more materials must be purchased for the repair. Larger houses also can be more expensive to repair because they involve more weight and structure complexity.

Provider

One of the biggest aspects of foundation repair cost is who does the repair. Experienced workers are more likely to do the job quickly and efficiently and to do better quality work. Newer companies, in contrast, may woo customers with low prices but end up costing more in the long run because their inexperience may translate to more hours on the job. For this reason, it may be worth it to hire the company that offers an initially higher bid for the repair.
