Rent A House With No Credit Check

No credit check?

My current tenant managed to rent a house with no credit check, even though I required one on the application. However, as many landlords will agree, a credit check isn't the only or even most important criteria when choosing a responsible tenant. Many mid-priced rental unit landlords expect renters with poor or mediocre credit and will even do away with a credit check if all other factors are favorable. While more expensive units are less flexible and some property managers won't budge on the credit report, it's certainly possible to rent a house with no credit check.

Instructions

Rent a House with No Credit Check

1. Look for houses in your price range and desired location by scouring "houses for rent" ads, online classifieds and looking for rental signs in your desired neighborhood.

2. Call about the houses that most interest you and find out more information, such as number of bedrooms, monthly utility costs, available amenities, required deposits and unique aspects of the house for rent.

3. Schedule appointments with landlords to visit the houses you would like to follow up about. Often, they will have a set time to show the house to prospective renters. Plant to come at the beginning of this time frame so as to get your application in ahead of the crowd and make the best possible impression.

4. Bring your identification, proof of income, rental history and a list of professional references with you when you look at the houses for rent.

5. Make a good impression on your future landlord. Dress respectfully, present yourself well, and most of all, let the landlord know that you pay your rent on time and can afford the rent for the house. Ask if you can add to the landscaping by planting flowers--landlords love to know that their tenants will add to the property value and not detract from it.

6. Ask for an application. Fill it out and return it on the spot if possible. If there is a request for a credit report or credit check, politely ask if that could be waived if your rental history and income check out. Explain that you have some blips on your credit that you're working to repair and that you are an exemplary tenant and will keep the place in top shape and always pay on time.

7. Give the landlord your proof of income, rental history and references. Ask when you should expect to hear back and let him know that you're excited about renting the house. Believe it or not, many private landlords go with a "gut" feeling when choosing renters. Make a good first impression, and your credit check will likely be waived.

Repair Selfleveling Cement

Cement can be patched with self-leveling compounds.

While concrete can be self-leveling to a degree, it still requires some manipulation on behalf of the installer to create a completely level and flat surface. Unfortunately, sometimes human error can introduce spots in the concrete surface that aren't level. In this case, self-leveling cement compounds are used to help flatten the floor and fill in the low spots. However, sometimes human error can once again cause issues, and if you need to repair self-leveling cement there is a quick and easy method to fix the issue. Does this Spark an idea?

Instructions

1. Remove any cracked or damaged sections of the area you need to repair. Put on work gloves, safety goggles and a dust mask, then use the edge of the flat metal trowel like a floor scraper to pop up or scrape away any loose segments. Sweep the area, vacuum it and clean it with a damp rag. Allow the surface to dry completely.

2. Mix up some of the self-leveling cement compound in a bucket with a low-speed drill and paddle. Add enough water to create a smooth, creamy mixture that is just on the runny side, with the consistency of thick yogurt. Let it sit for a few minutes after you have mixed it initially, then mix it one more time.

3. Pour the self-leveling mixture into the patch area where you need to repair. Smooth it over with the flat metal trowel. Move the material over the repair area from different directions with the trowel to ensure it is bonding with all sides of the patch area. Let it dry for 72 hours before allowing foot traffic.

Sears Kenmore Refrigerator Ice Maker Troubleshooting

Sears Kenmore Refrigerator Ice Maker Troubleshooting

Few of the features of a refrigerator are used as frequently as an ice maker. If you are experiencing problems with your Kenmore refrigerator ice maker, there are a series of troubleshooting tasks you can perform to diagnose what is causing the problem. Does this Spark an idea?

Instructions

1. Discard the first few batches of ice that are made just after the refrigerator is installed if you notice the ice is off-colored or doesn't taste right. The undesirable smell and taste should not remain after the first few batches, if the ice maker is working properly.

2. Make sure that the foods in the freezer -- particularly those close to the ice maker -- are wrapped up well. The ice can take on the odor and taste of the foods near it if the food is not properly packaged.

3. Remove old ice from the ice bin if you do not use the ice maker often. Ice that sits in the ice bin for long periods of time can become stagnant and have a strange taste. Allow about 24 hours for the ice maker to replenish itself if you completely empty the bin.

4. Check the freezer temperature gauge to make sure the temperature is set to at least -1 degree F or colder. A refrigerator that is set to a temperature warmer than this may need to work harder to make ice.

Avoid leaving the refrigerator door open for long periods of time, as this will increase the temperature in the freezer and make it more difficult for the freezer to produce ice.

5. Slide the "Cube Size Selector" switch on the side of the ice maker to a larger or smaller setting if you want the ice cubes that are being produced to be larger or smaller.

Write Off Car Registration Taxes

Sometimes you can write off a portion of registration fees.

The federal tax code of the United States is a massive and complex document that is always in flux. Before taking any deductions on your federal income tax return, it is always a good idea to check out the What's New section of the Form 1040 instruction booklet provided by the Internal Revenue Service (IRS) each year. One common question among taxpayers is whether they can write off fees paid for registering their vehicles. This is a question without a simple yes or no answer.

Personal Property

To deduct any specific item, a taxpayer must choose to itemize her deductions on Form 1040 Schedule A. Line 7 of Schedule A, Personal Property Taxes, allows the taxpayer to deduct personal property tax, including the registration paid on her car, if the registration fee was based on the value of the car only and was imposed on an annual basis. Therefore, if the registration fee was based at least in part on the car's value and must be renewed each year, the percentage of the fee that was attributable to the car's value can be included in the taxpayer's itemized deductions.

Sales Tax

Sales taxes paid on vehicles purchased during the calendar year can be deducted on Line 5 of Form 1040 Schedule A as long as the taxpayer has the receipt as proof of payment. However, because registration is typically paid separately from sales tax, it may not be deducted on Line 5, although it may qualify under Line 7 (see Step 1).

Mileage

A taxpayer who uses his vehicle 100 percent for business purposes may deduct the cost of operating that vehicle. The IRS offers two methods of determining the amount of the deduction. The first method is the standard mileage deduction. In this method, the taxpayer must keep a written record of the number of miles driven during the calendar year. The total number of miles is multiplied by a per-mile rate determined by the IRS each year. The resulting amount is the deduction the taxpayer may take on Form 1040 Schedule C. If the taxpayer chooses to use the standard mileage deduction method, she may not deduct registration fees.

Actual Expenses

A taxpayers who uses his vehicle 100 percent for business purposes may elect to deduct actual expenses for the business use of his car. To use this method, the taxpayer must keep a written record, including receipts, of all expenses, such as the purchase price of the vehicle, oil and fuel, insurance, licenses, repair and registration fees. These items are deducted on Form 1040 Schedule C.

Business Use

A taxpayer who uses her vehicle for both business and personal use may deduct the percentage of expense related to the business use of her vehicle. For example, if a taxpayer uses her car 40 percent of the time for business and 60 percent of the time for personal use, she could deduct 40 percent of her expenses, including 40 percent of the registration fees, on Form 1040 Schedule C.

Replace Porch Railing

A porch railing can become rotten with time and weather. Sometimes no amount of paint can help a poor, tattered porch railing and it needs to be replaced. A broken porch railing can also serve as a major safety hazard. Replace a broken porch railing as soon as you notice it or it could injure somebody. Follow these steps to replace a porch railing. Does this Spark an idea?

Instructions

1. Measure the existing porch railing that you're going to replace. Be sure to measure twice so that you have the accurate size needed for the new porch railing.

2. Remove the old porch railing. Be careful not to disturb any of the existing posts or other attached railings or you will need to replace those as well.

3. Cut the new porch railing to replace the old one. The new porch railing should fit snugly between the porch posts. You can purchase decorative porch railings from your local home improvement stores or you can use plain lumber. Do whichever is going to match the existing porch railing the most.

4. Set the new porch railing in place. Secure it to the posts with a nail gun or screws. Either will work fine. Make certain that the porch railing is very secure as people may tend to lean on it and you don't want it to wobble or fall off.

5. Paint or stain the new porch railing. This should be done with exterior paint or stain in the same color to match the rest of the porch. If the remainder of the porch that you did not replace has faded colors, then feel free to paint the entire porch at the same time.

A Second Home & Capital Gain Tax Rules

A Second Home & Capital Gain Tax Rules

The Internal Revenue Code treats all property you purchase for personal use, including second homes, as a capital asset. Transactions that involve the sale of a capital asset are subject to capital gains taxes. Capital gain rates are preferable for most taxpayers as they impose tax rates lower than the ordinary income tax rates that employment and business earnings are subjected to. However, capital losses provide less benefit than ordinary income deductions.

Tax Basis

When you purchase a second home, you must keep track of its tax basis. A home's tax basis includes the purchase price and settlement costs you incur at closing. The home's tax basis increases for the costs that relate to permanent home improvements. To increase basis, the improvement must either add value to the home or prolong its useful life. However, costs you incur for home repairs such as painting and landscaping do not increase tax basis. Additionally, it is irrelevant how you obtain the funds to purchase or improve the home for purposes of calculating tax basis. (See Reference 1.)

Calculating Taxable Gain

An accurate tax basis is imperative when calculating the gain on the sale of a second home. The tax basis represents the total cost or investment you have in the home. Any sale proceeds in excess of the tax basis are subject to taxation at capital gain rates. In addition to the sales price of the home, sale proceeds include any liability on the home a buyer assumes plus any other property you receive in the transaction. (See Reference 2.)

Reporting Gain

Individual taxpayers must report the details of the transaction on the Schedule D attachment to a personal income tax return. You must pay any resulting tax liability from the transaction by the tax return's due date. However, you may reduce the amount of gain subject to tax with any capital loss carryovers remaining from prior years and capital losses you incur in the current year. For this purpose, it is important that you retain adequate records of all unused capital losses. (See Reference 3.)

Gain Exclusion

The IRS allows you to exclude up to $250,000 of capital gain from taxation that result from the sale of a main home. To qualify, you must own the home for at least two years, and use it as the principal residence for two years during the five-year period that precedes the date of sale. Additionally, you must not have excluded home gain in either of the two years that immediately precede the date of sale. Although homes you designate as a second home may not meet the requirements of being the main home, you have the opportunity to designate the second home as the main home if you meet the requirements. For example, if you split your time equally between two homes or spend two-fifths of your time at the second home in the previous five years, you can qualify for the exclusion. The requirement that you live in the home for two years need not be consecutive. (See Reference 3.)

Start A Lawn Care Business

Start a Lawn Care Business

If you enjoy the outdoors and don't mind taking care of your own garden, you may be suited to start a lawn care business. Besides keeping the grass in good shape, a lawn care business owner is also in charge of dealing with weeds, keeping the flower beds in top condition and taking care of trees and ground fertilization.

Instructions

1. Come up with a catchy slogan. This is more important than you may think. From funny and cute to more serious, a slogan can show potential clients what your business is all about and make it easier for them to remember your name.

2. Choose your equipment. Blowers, trimmers and edgers can be moved with a large van, but if you have larger pieces of equipment, you may need a trailer. You also need to find out about service and repairs early in your business, so you're never caught with a full agenda and faulty equipment.

3. Decide your limits. This depends more on what equipment you have available than on anything else. If you only have a hand mower available, you shouldn't take large spaces that need a small tractor to be covered. If you're working completely by hand, you may be limited to gardens and backyards.

4. Decide in advance when and how much you will work. One of the advantages of having a lawn care business is the fact that you can do it after regular work hours, in the early mornings or over the weekend.

5. Choose a base price for your services. Most businesses charge a moderate flat fee and increase their fees according to yard size and complexity (stairs, corners or different levels).

Become A Personal Trainer In Illinois

Illinois has cold winters full of snow and rain, so many of its residents are forced to exercise inside of a gym rather than outdoors. This makes Illinois an ideal state to be a personal trainer in since there are many potential clients. Personal trainers are physical fitness experts with a passion for exercising and eating healthy. They typically work in fitness centers to help members achieve their personal fitness goals, although some choose to open their own private practice instead. Personal trainers must be certified to prove they have a high level of competency when it comes to exercise and health.

Instructions

1. Get in good physical shape. Clients want to work with a personal trainer who is physically fit and has an athletic physique. Before you can be taken seriously as a personal trainer, you must look the part and be able to perform the exercises you teach to your clients.

2. Get first aid-CPR-AED certified. Most personal trainer certification programs require you to already be certified in CPA/AED. Certification can be obtained through the American Red Cross.

3. Enroll in a national personal trainer certification program. Illinois requires anyone working as a professional personal trainer to be certified. There are several programs to choose from, such as the American Council on Exercise (ACE), the Aerobics and Fitness Association of America (AFAA) and the National Academy of Sports Medicine (NASM).

4. Study all course materials and literature, and complete all of the required online and/or in-class courses of the certification program. Most courses take approximately three days to complete.

5. Pass a final exam to receive your personal trainer certification.

6. Apply for a job as a personal trainer at an Illinois fitness center. There are lots of fitness centers and health clubs throughout the state at which to apply (see Resources). You can also start your own private practice as a personal trainer, traveling to your clients' homes to train them indoors.

Tell When Sweet Corn Is Ready To Harvest

Tell When Sweet Corn Is Ready to Harvest

Sweet corn plants take between 60 and 100 days from sowing seed to maturing ripe, ready-to-harvest ears of corn, depending on variety. While the plants are flowering and the ears are growing on the corn stalk, it is important for the soil to remain evenly moist for the best development of kernels. Corn that was planted at the same time will ripen their ears at the same time. Successive planting of seeds in spring yield timely successive harvests later in summer. Does this Spark an idea?

Instructions

1. Look at the entire corn plant. If the tassel is barren (there are no dangling, yellow pollen stamens remaining) and the ears in the middle length of the stalk are getting plump, harvest time is approaching.

2. Examine an individual ear. As the ears ripen, the corn silks tend to dry and begin turning brown in color. According to Texas A&M University, the tips of the husked ears change from pointed to slightly more plump or obtuse as the kernels at the tip finally ripen and enlarge.

3. Tear off the silks from a "test ear" in the sweet corn patch. Gently peel back the husk 2 to 3 inches. Look at the kernels' shape, size and color. Nicely formed, plump kernels suggest harvest, but a tip that is white with tiny bump-like underdeveloped kernels means more time is needed.

4. Press your thumbnail into a kernel and look for a milky juice. Ready-to-harvest corn juice will taste slightly sweet with a recognizable fresh corn scent.

Decorate An Advent Church

Prepare your church for the Advent season.

Before the Christmas season begins, the church celebrates a four-week period known as Advent, during which Christians prepare their hearts for the birth of Christ. The name Advent is taken from the Latin "adventus," which translates as arrival. This is not, however, part of the Christmas season. Therefore, Advent has its own hymns, readings and decorations that best depict its solemnity. Although Advent decorations should be visible to remind those present of the season, they should also be simple to not take away from the church's functionality. Does this Spark an idea?

Instructions

1. Install an Advent wreath. Advent wreaths are symbols used to represent the vigil churchgoers keep when the birth of Christ is near, repenting for their sins and preparing their souls. These wreaths have three violet candles and one pink candle to represent the four Sundays of Lent. One candle is lit each week, and the pink candle on the third Sunday. On Christmas Eve, all four candles are lit, along with a new white candle in the center.

2. Drape the altar and pulpits in violet cloth. Violet, historically the most costly color to create, is the main color of the Advent season, as it was used in ancient times by kings. It is still used today to represent Christ's coming.

3. Incorporate a Jesse tree. Jesse trees are a tradition that stems from Isaiah 11:1, which states that, "A shoot will spring forth from the stump of Jesse, and a branch out of his roots." The branch is a sign of growth from death, and hope from despair. It has been used as a symbol for Jesus, who was sent to give the people hope. Jesse trees are decorated in symbols from the Old and New Testaments, paving the way for Jesus' birth.

The symbols, in order that they appear on the tree, are a stump with a growing branch, the Earth, a snake and apple, the ark, a star, a ram, a ladder, Joseph's many-colored coat, a burning bush, a lamb, the Commandments, the walls of Jericho, a water pitcher, a crown, a shepherd's staff, a stone altar, a tent, a whale, a tower, sandals, a heart, a hammer, the guiding light, a cradle and the cross. One ornament is placed on the tree each day during the month of December.

4. Include a nativity scene. Like the advent wreath, a nativity scene depicts the vigil being kept in preparation for Christ's birth. Remember, however, that the infant Jesus is not to be laid in the manger until after Christmas.

Description Of The American Chestnut Tree

The American chestnut tree produces a sweet, flavorful nut.

American chestnut trees (Castanea dentate) once covered the hills and mountains across the Eastern United States. They almost vanished because of chestnut blight, a fungus introduced from Asia in the 1800s. American chestnut trees once grew to 100 feet tall with 10-foot-diameter trunks. Through scientific efforts, resistant trees are coming back into American landscapes. The description of the American chestnut tree makes it clear why many work so diligently to bring them back into use. Does this Spark an idea?

About American Chestnut Trees

The American chestnut is a native tree of America that grew from Maine to Michigan, through Illinois and Indiana and south to Alabama and Mississippi. Its wide-spreading branches grew among oak, birch, hickory and maple on hills and slopes. It has a soft, reddish-brown wood that is lightweight and easy to split, and so it was useful for posts, railroad ties and rail fences. The nuts of the tree are sweet and flavorful and were used as a food source, both for humans and for forest creatures. The chestnut blight fungus put an end to this food source, as the trees began to die before they were old enough to flower and produce fruit. The American chestnut tree was rich in tannins, a chemical used in tanning leather.

Trunk

The trunk of the American chestnut is straight and upright with spreading branches. New, resistant varieties rarely grow above 15 feet tall, much shorter than their ancestral type. The bark is smooth and green when the tree is young but becomes a dark brown with ridges and scales when older.

Leaves & Flowers

The leaves of the American chestnut tree are narrower than they are long, giving them an elongated look. They are smooth on both surfaces and about 5 to 8 inches long, with pointed, curved teeth on the edges. They are shiny green on the upper surface and a paler color on the underside and pinnately veined. The flowers emerge along with the leaves in the spring. The male flower stands upright and is whitish or yellowish-green on 6- to 8-inch catkins. The female flower is whitish or yellowish-green with shorter catkins.

Fruit

The fruit of the American chestnut tree is a large, round husk with spines that are flat on one side and pointed at one end. The dark-colored nut inside is about 1/2 to 1 inch in diameter with a sweet flavor. It ripens in the early fall.

Rent A Concrete Mixer In Vancouver Washington

Rent a Concrete Mixer in Vancouver, Washington

Many outdoor projects use concrete--driveways, sidewalks, borders, even stepping stones. For small jobs, it is simple and easy to mix concrete by hand. For larger jobs, however, it is a good idea to rent a concrete mixer. There are several places you can rent a concrete mixer in Vancouver, Washington. Not only will renting one make it easier to complete your project on time, it will also save you from having to exert a lot of effort mixing it yourself or spending a lot of money on having concrete delivered. Does this Spark an idea?

Instructions

1. Consider the size of your project. The size of your project will determine which mixer to rent and for how long. A small job, such as a section of a sidewalk, requires a small drum mixer. Repairing a driveway takes a little more cement, so you would need a larger, electric concrete mixer. Replacing an entire driveway takes a professional-grade concrete mixer.

2. Measure the project area and purchase your concrete. If you are not sure how much you need, ask for help from someone who works at the place you are purchasing from. Most local home and garden centers sell concrete.

3. Rent your mixer. There are four places you can rent mixers from in Vancouver: United Rentals, Sunbelt Rentals, Red-D-Arc Welderentals and Star Rentals. You can access their sites from the links below. Call each company and find out which size mixers they have available and what the daily rental rate is.

4. Rent your finishing tools when you rent the mixer. They are usually available with the mixer, but for extra cost.

5. Clean the concrete mixer. When you have finished the job, carefully wash out the mixer. The renting company will probably charge you extra if you neglect to properly clean it out.

Good Businesses To Start In Michigan

The Renaissance Center is located in Michigan's largest industrial city, Detroit.

Michigan -- the state that once led the world in automotive manufacturing -- struggled throughout the '00s when it came to unemployment and recession. However, the state government responded with incentives to attract businesses to the home of the assembly line and such entrepreneurial greats as Henry Ford and Thomas Edison. Michigan offers several advantages to people wishing to start a business.

Film-Related Businesses

Under Governor Jennifer Granholm, Michigan began offering incentives to companies that film movies in the state. As film companies take advantage of these incentives, they in turn need the services of companies that support filming. These include production studios, film editing businesses, casting companies and training schools that certify technicians and work with local technical unions. There are also opportunities for digital media companies. Companies can earn a refundable tax credit equal to 30 to 42 percent of the qualifying production expenses spent during film production in Michigan. According to Ernst & Young, Michigan refunded $73 million to film production businesses in 2009 and $117.2 million in 2010.

Life Sciences

The state of Michigan has also been promoting new life science businesses through the creation of wet labs. Public resources helped create four wet laboratories throughout Michigan for businesses to use that wish to develop life science technologies. These labs have special ventilation and climate control technologies and are located in Plymouth, Kalamazoo, Grand Rapids and Mt. Pleasant. The equipment and facilities are available to start-up businesses in the life sciences fields. Wet labs contain labs, offices, conference rooms, loading docks, parking and other business amenities. They then lease space to start-up life science businesses that have full use of the facilities. These labs also provide on-site mentoring to entrepreneurs and access to experts in finance, human resources, marketing, sales and business development.

Defense Contractors

The state of Michigan supports the creation of qualified defense contracting businesses. An entrepreneur starting a business that will contract with the federal Department of Defense can receive assistance from the Michigan Defense Center, which connects defense-industry buyers with Michigan-based companies. There is also a network of Procurement Technical Assistance Centers for Michigan-based businesses. These centers help businesses with the procurement process and helps them receive money from federal grant programs.

Alternative Energy

The Michigan Economic Development Corporation is available to help start-up businesses focusing on green technology and alternative energy, such as energy storage, bioenergy, solar energy and wind energy. The association creates teams of businesses, scientists, researchers, policy makers and engineering talent to help create alternative energy. They find talent for new organizations and put together tailor-made incentive packages.

Advanced Manufacturing

Michigan, the home of General Motors, Ford Motor Company and Chrysler, has a wealth of resources for companies looking to start manufacturing businesses. From talent pools to research centers, Michigan has the support network necessary for a start-up manufacturing business. According to the Pure Michigan website, the state spends $11.8 billion each year on vehicle-related research and development -- the top state in the country. Michigan is fourth in the country for the ratio of research expenditures to gross state product, fourth in the nation for engineering graduates and home to 47 of the top 50 global automotive suppliers. The state also has 360 research sites that are focused on industrial technology.

Fix A Cracking Log Home

Fixing cracks in log walls is a simple process.

Horizontal cracks running along the exterior walls of a log home are known as "checks," and are a natural part of every log home. They typically occur as the logs age. While they are not usually indicative of serious problems, they should be examined and, when warranted, quickly repaired. Usually, only upwards-facing checks should be filled, so that they don't collect rainwater and cause mildew or rot. Fixing such checks is a simple process that can be completed in as little as 30 minutes. Does this Spark an idea?

Instructions

1. Examine log walls for upwards-facing cracks. Cracks less than 1/4-inch wide can be ignored.

2. Clean the cracked areas thoroughly, paying strict attention to the areas immediately inside the "lip" of the crack. These areas must be dry and free of rot for the sealant to properly adhere to the wood. If water is present, wait for it to evaporate before continuing. If rot is seen, cut away the rotted material until you have a solid wood surface.

3. Measure the width of the crack. For cracks exceeding 1/2-inch in width, insert a sized foam backer rod that has been cut to proper length. These rods come in many sizes and should fit snugly into the crack, leaving at least 1/2-inch of space below the log surface for the sealant to fill. For cracks less than 1/2-inch in width, a backer rod is not usually needed.

4. Squeeze a good quality commercial water-resistant sealant into the crack. The sealant must fill the area completely. Use a caulking gun to apply sufficient force to get the product deeply into the crack. A ladder may be needed to repair cracks high up on walls.

5. Use a finger to smooth the sealant and even it out so that it is flush with the log surface.

6. Let the sealant dry according to manufacturer directions.

Pennsylvania Home Improvement Grants

Many programs are available in Pennsylvania to make people's homes more livable.

The state of Pennsylvania provides grant funding to promote community improvement and economic development through housing rehabilitation and upgrades. The Department of Community and Economic Development awards grants to various entities with money allocated from either federal agencies or state funds. All programs funded by state or federal money require that specific eligibility conditions be met.

Pennsylvania Accessible Housing Program

The Pennsylvania Accessible Housing Program (PAHP) is used to fund projects that improve the homes of physically disabled persons, of low and moderate income, by installing ramps, widening walkways, adding grab bars, enlarging bathrooms, and other modifications that make the home more comfortable. Physically disabled people living in a nursing facility may also benefit by using grant money to retro-fit a home so they can once again live independently. Eligible applicants are non-profit corporations, county and city governments, townships, and redevelopment authorities. Residents benefiting from the PAHP grant must be permanently physically disabled. The average grant award is $250,000 with no minimum or maximum amount required as part of the program guidelines. Additional PAHP grant information can be obtained by contacting your County Assistance Office through the link provided in the resource section.

Core Communities Housing Program

Pennsylvania uses state funds to award grants through the Core Communities Housing Program. Monies are to be used for projects allowed under the state's Housing and Redevelopment Assistance (HRA) program, which emphasizes cooperation between private and public organizations to enhance housing throughout the state. In some instances, a home can be demolished and rebuilt. Funding will only be awarded to projects that aim to improve homes as part of an overall goal of making the community more attractive for further economic development. Requests for funding can be made by local governments other than the cities of Philadelphia and Pittsburgh, non-profit housing corporations, and redevelopment authorities. Funding maximums vary depending on the scope of the project, but must include matching money on a dollar for dollar basis.

Community Development Block Grant

The state administers Community Development Block Grants (CDBG) with funding made by the federal government. Through the program, a wide range of community development projects can be funded, including those that emphasize housing rehabilitation to improve a neighborhoods economic viability. Larger cities are funded directly from the federal government; however, smaller towns and urban areas must apply for CDBG money through the state. City, township, borough, and county governments may apply for funding. Cities receiving grants will be allocated a minimum of $300,000, boroughs, towns and townships will be awarded at least $50,000. A county may be awarded a grant minimum of $200,000.

Connect A Home Theater To A Flatscreen Lcd Television

A home theater system is the perfect complement to your high-definition television.

A flat-screen LCD television allows you to view high-definition video from many devices, including a digital cable box, DVD or Blueray player or gaming console. However, unless you have great sound, you are only enjoying half the experience intended by the content's producer.

A home-theater system offers upgraded stereo sound and often includes 5.1 surround. A 5.1 surround sound system includes two front speakers, two rear speakers, a center channel for dialog, and a subwoofer that allows you to feel the low frequencies. To enjoy the surround sound offered by your home theater, you must send the audio signal from the television to the home-theater receiver. One cable is all that's needed. Does this Spark an idea?

Instructions

1. Plug the red composite wire into the red "Audio Out" jack on the rear of the LCD television.

2. Plug the white composite wire into the white "Audio Out" jack on the rear of the LCD television.

3. Plug the other end of the red composite cable into the red "Audio Input" jack on the rear of the home theater system. Note the input channel in which the cable is inserted.

4. Plug the other end of the white composite cable into the white "Audio Input" jack on the rear of the home theater system. Be sure to connect the cable to the same input channel as the red cable.

5. Turn on both the television and the home theater system. Set the home theater to the input to which the audio cables are connected. You will now hear the television audio projected through the home-theater system speakers.

Claim Ownership On An Abandoned Vehicle

So you've noticed a car sitting on the wayside, and you can't recall ever seeing someone driving it. You start to think that you'd like to get your hands on that car, if indeed there is no owner. Claiming ownership on an abandoned vehicle has been done before, and you can do it as long as you abide by the law. There are two common ways you can claim ownership of an abandoned vehicle, and a few traps to avoid as you seek ownership of the vehicle.

Instructions

Claiming Ownership by Contacting the Owner

1. Go to your Department of Motor Vehicles (DMV) and report the abandoned car. Tell the DMV officer the vehicle's license plate number or Vehicle Identification Number (VIN), which you can find on the lower portion of the windshield.

2. Contact the owner of the abandoned car, once the DMV can find out who holds the title to the car. Ask the owner if you can purchase the car or if the she can send you the title. Give the owner your address for him to send you the title. When speaking to the owner of the car, tell him that the car will be towed at his expense. That will motivate her to send you the title so you can take charge of the car.

3. Sign the title to the car. Once you've done that, it's yours.

Claiming Ownership by Bidding

4. Go to your local DMV and report the abandoned vehicle. Tell the DMV officer the vehicle's license plate number and VIN. Ask the officer if he can track down the owner of the car so you can take ownership of it.

5. Keep tabs on the car, if the DMV can't track down the owner. Chances are, the car will be impounded and the towing company will auction it off to the highest bidder.

6. Take your checkbook and purchase the car at the auction. Once you've signed the title to the car, it's yours.

Key Items To Negotiate When Buying A House

As the buyer you should prepare yourself for the process of negotiating with the seller on a number of points. The majority of any required negotiations happen during the beginning stages of the home selling process. In most cases, you handle negotiating points before signing a sales agreement; while, in other cases, negotiations occur prior to or on the closing date.

The Selling Price

One of the primary terms to negotiate when buying a house is the selling price. In many cases, the initial asking price is negotiable. Sellers commonly set the price a bit higher than the current market value in preparation for negotiations with potential buyers. So don't be afraid to submit a reasonable offer to the seller that is under the listed price.

Repairs

You may also have to negotiate repairs to the establishment. When buying a home, most real estate agents suggest that you get a thorough home inspection. Based on the results of this inspection, the seller must agree to making any necessary repairs. For instance, if a door is off the hinges, you can ask to have it fixed in advance of closing. In some cases, you can negotiate a deduction from the sales price instead of agreeing to repairs by the seller.

What Items Stay and Go

When buying a home, you must also negotiate what items can remain in the home and what must go without a question. For instance, if a seller has a beautiful piece of furniture in the home, you can try to negotiate to keep it there as part of the deal. Alternatively, the seller might offer you a credit toward the sales price if you agree to keep certain items in the home, such as a refrigerator, to avoid the trouble of moving or disposing of the items.

Seller's Assistance

Another point to negotiate is the amount of any seller's assistance. Seller's assistance is an amount that the seller agrees to pay to help you cover closing costs. The maximum allowed in most transactions is 6 percent of the selling price. Your real estate agent requests seller's assistance on your behalf. If the seller agrees, the lender must incorporate this information into the loan package.

Use An Exhaust Patch Wrap

Exhaust pipe wrap patches holes in exhaust systems.

Exhaust pipes carry fumes from engine combustion out to the rear of a vehicle and away from the driver. Older exhaust pipes obtain holes from age or substances that remain on them without cleaning it off like mud. Sealing a tailpipe with exhaust patch wrap will keep fumes behind you and improve vehicle performance.

Instructions

1. Turn the vehicle off, and let it cool completely. Place dishwashing liquid and water in a bucket to make a soapy mixture. Wash the hole on the exhaust pipe and 6 inches surrounding it to clean any dirt or mud with a washcloth. Let the area dry completely.

2. Place the loose end of the exhaust wrap roll in the clean area 6 inches in front of the repair area. Wrap the roll in a circular motion pulling it taut while working towards the hole and 6 inches past the hole. Overlap the patch wrap by at least 1 inch on each revolution of wrapping.

3. Cut any excess wrap off with scissors. Press the end into place overlapping the last wrap.

4. Start the vehicle, and either let it idle for 20 minutes or drive it for 20 minutes. The heat in the exhaust pipe binds the wrap onto the pipe and itself.

Do Mobile Home Rubber Roof Coating

Do Mobile Home Rubber Roof Coating

Rubber roof coatings for mobile homes are paint-on products designed to protect the roof as well as waterproof seams. Recoating the roof needs do be done every few years. The exact number of years between recoatings depends on the quality of the coating product. This information will be stated on the containers of roof coating. Failure to recoat your mobile home roof when required can result in water damage to the interior of your mobile home. Does this Spark an idea?

Instructions

1. Set your ladder up so you can get onto the roof of your mobile home.

2. Once on the roof, use a combination of the wire brush and the paint scraper to remove any old loose, peeling, bubbling or flaking rubber coating.

3. Sweep the roof to remove large pieces of debris.

4. Mix bleach and water in a ratio of 1:3 in the bucket and use the push broom as a scrub brush with the bleach water to thoroughly scrub the entire surface of the roof.

5. Use the garden hose to completely rinse the roof and allow the roof to dry.

6. Use the stiff brush to apply patching cement to screw holes, seams, flashing edges and the J-rail running along the edges of the roof. Allow the patching cement to extend beyond all areas by a one inch margin. Allow the patching cement to dry completely.

7. Stir the roof coating, then apply to the entire roof, using a paint roller. Pay attention to packaging directions regarding thickness, dry time and number of required coats. If more than one coat is recommended, follow the dry time specifications and then apply another coat.

Use An Aluminum Brake

An aluminum brake is a kind of brake people use when they want to put aluminum fascia on their house or trailer. You can either rent an aluminum brake or buy one, but if you're only going to use it once or twice it would be best to rent one from your local rental store. By following these simple step-by-step instructions, you will know use an aluminum brake.

Instructions

Use an Aluminum Brake

1. You can either pre-measure everything before renting the aluminum brake or you can measure everything once you get it. Some people say to pre-measure before hand so you can be sure to rent the aluminum brake for the shortest amount of time. Of course this all depends on how much you are paying to rent the aluminum brake and whether or not you are willing to pay for an extra day or two.

2. Then once you have your aluminum brake, using the two saw horses, set up the aluminum brake on the saw horses before you start the process. After the measurements are done and you know how much aluminum you will need, you will then put the aluminum in the brake. You can use big rolls of aluminum or you can choose to go with the smaller rolls that are packaged for do-it-yourselfer’s. The bigger rolls are better because the smaller rolls tend to curl more tightly. Make sure you use heavy enough aluminum.

3. After that is all done you can now place your aluminum in your designated area and nail it in place with the aluminum finish nails. This is not a hard task to do. A lot of people use aluminum brakes to wrap their windows or door frames with aluminum.

Tax Deductions For Home Improvements

Home improvements have tax benefits.

Home improvements can save you money on your taxes through a variety of tax deductions and credit. Tax deductions reduce the amount of income you pay taxes on. They can be either itemized deductions, meaning you cannot take the standard deduction, or above-the-line deductions, meaning you can take them in addition to the standard deduction. It does not matter if you take only one itemized deduction or a dozen of them--you must give up the standard deduction. Tax credits are even better because they decrease the amount of tax you owe.

Repairs Versus Improvement

The Internal Revenue Service (IRS) differentiates between home repairs and home improvements for the purposes of tax deductions. Home repairs include maintenance performed that is associated with the upkeep of the house rather than increasing the home value such as replacing old electrical wiring or pipes. Home improvements add value to the home such as a swimming pool or new kitchen. If while adding a home improvement you also perform home repairs, such as replacing pipes in the kitchen when you remodel it, you may be allowed to deduct those costs depending upon the type of property it is.

Interest Payments

If you take out a mortgage or home equity loan and all of the proceeds are used to improve your home, you are allowed to deduct the interest payments as an itemized deduction. If you file a single return you can deduct the interest on the first $500,000 of a mortgage and if you file a joint return you can deduct the interest on the first $1 million of the loan. If you take out a home equity loan that is not used for home improvements, you can still deduct the interest on the first $50,000 if you file a single return or $100,000 if you file a joint return.

Energy Credits

If you install energy-efficient items as a home improvement you can claim a tax credit for 10 percent of the cost of those items up to $300 per year. Items that are eligible for this tax credit include certain doors, windows, insulation, air conditioning, heating and biomass stoves. If you install solar panels or water heaters, geothermal pumps, windmills or fuel cells, there is no cap on the amount of the credit.

Medical Deduction

If you make home improvements out of medical necessity you may be able to claim an itemized deduction for medical expenses. Examples of medical necessity include making a home wheelchair accessible or making a home more resistant to allergens like pollen or mold. In order to claim this deduction make sure you have a doctor's note verifying the necessity. When taking the deduction, you can only deduct expenses that are over 7.5 percent of your adjusted gross income. For example, if you have an adjusted gross income of $30,000 and you spend $5,000 to make your home wheelchair accessible, you can deduct $2,750.

Increasing Your Basis

When you sell you home, the amount of taxes you are responsible for paying depending on how much greater the selling price of the home was than the price that you paid for it, also known as your basis. If you implement home improvements you can add the cost of the improvements to your basis so you will owe less taxes when you sell the house. For example, if you paid $200,000 for the house and put $5,000 into the house to remodeling the kitchen, your basis is now $205,000.

Remove Staples In Aluminum Siding

The staples that affix the siding to your mobile home are easy to remove.

The aluminum siding on mobile homes often becomes bent, dinged or damaged over time. Because of this, the siding sheets are designed to be easy to remove and replace. Mobile home siding sheets are affixed to the frame boards with large staples. Even though they are firmly secured in place, these staples are fairly easy to remove. Once the staples are gone, the aluminum sheet is easily slid free, replaced and restapled. Does this Spark an idea?

Instructions

1. Pull the molding off the left and right side of the side you wish to repair. Use a pry bar or putty knife to separate the molding from the putty tape that affixes it to the frame. If you intend to remove all of the siding or the topmost sheet, you will also have to pull off the molding on the roof edge of the wall as well.

2. Remove the clearance lights if they sit on top of the siding sheet you wish to remove. Pop off the lens with the help of a knife. Remove the screws you expose. Pull off the light assembly, and remove the inner light bulb assembly according to the manufacturer instructions; the removal method varies by model.

3. Wedge the edge of your pry bar or a small flat-head screwdriver underneath the leftmost staple. Pull the inch-long staple out toward you to remove it. If you cannot see the staples on the left side of the siding sheet, the siding is folded back over it. Wedge the edge of your putty knife under the edge of the folded lip of the siding. Next, bang a hammer under the edge of the siding sheet to force it straight.

4. Take out the rest of the staples along the siding sheet until they are all removed.

Build A Wood Deck Over A Concrete Patio

Converting your concrete patio into a wood deck can be done in one day, allowing you to skip the more difficult portion of deck construction. Does this Spark an idea?

Instructions

Instructions

1. Design your wood deck shape and size.

2. Cut strips of treated timber only a few inches thick to the length prescribed and the quanity required by your particular plan.

3. Lay the planks of wood in rows on the concrete ground. They should be placed perpendicular to the adjacent wall, pointing away from the joists.

4. Once you are satisfied with the layout of your deck, mark the points at which you plan to drill holes in the planks, both on the wood and on the concrete surface below.

5. Use 1/4-inch anchor wedge screws to secure your planks in place, raised a few inches above the concrete. You will have to use a masonry bit to drill the holes through the concrete.

6. Make sure that the concrete surface is not in contact with the decking. Once you have confirmed that water can easily drain from the concrete below the planks, tighten the anchor wedges.

7. Paint or finish your deck. When it dries, your deck is complete.

Fix Cracked Or Bowing Block Basement Walls

A crack in your basement wall can indicate serious issues.

If your basement wall has started to show signs of bowing, this means that it is actually sinking into the ground. This is a serious foundation problem that involves the soil beneath your home, and it is not ever recommended that you tackle it yourself. However, if your basement wall has a vertical or diagonal crack through the block, this is something that you can handle yourself as long as you use the right tools and methods. Does this Spark an idea?

Instructions

1. Check the direction of the crack in your basement wall. If it's horizontal, this is a sign that the wall is bowing. A foundation contractor needs to make the repairs. A vertical or diagonal crack can be repaired by the homeowner.

2. Look for a foundation contractor with the experience needed to fix a bowing basement wall. The contractor should have experience using wall anchors, helical tieback anchors or carbon reinforcing strips, as well as experience with drainage issues, waterproofing, relieving pressure and grading. All of these skills are necessary to correct the bowing issue. In extreme cases, a contractor may need assistance from a licensed engineer, as well.

3. Purchase an epoxy injection system to repair a vertical or diagonal crack. These systems are available at home improvement centers.

4. Insert 3-inch finishing nails every foot or so along the crack by tapping them in place with a hammer.

5. Mix together the two-part epoxy mix that came in the kit. Add some epoxy to the bottom of each injection port that came in your kit and slide them over the finishing nails and into the crack.

6. Spread the rest of the epoxy onto the dry, clean crack using a putty knife. The epoxy should be 1/8 inch thick and spread across and over the crack up to an inch on either side. Wait six to ten hours for the epoxy to dry.

7. Insert the epoxy cartridge from the kit into your caulking gun and use it to inject epoxy directly into the crack using the injection ports. Continue injecting epoxy into each port, starting at the bottom of the wall, until you cannot inject any more.

8. Wait about five days. Then, cut off the injection ports with a hacksaw so they're smooth with the wall, and cover with crack sealer so you can't tell they were there.

Our Trampoline Is Scratching Our Patio

Backyard trampolines require careful placement and assembly.

Setting up a trampoline on your backyard patio provides a place for outdoor exercise and fun, but it can also pose some problems. Besides local zoning laws that require nets and padded frames for trampoline safety, you must ensure that your trampoline is set up in a way that doesn't damage your patio's surface. If scratches become an issue, you can move the trampoline or address the specific components that cause scratches. Does this Spark an idea?

The Problem

When a trampoline causes scratches on your patio's surface, it actually represents two distinct problems. The first involves the scratches themselves. As a trampoline's metal legs move across a patio, they can leave marks that are difficult to remove or conceal. The other issue involves safety, since scratches indicate that the trampoline is not firmly in place and moves while in use. The larger the scratches, the more range of motion the trampoline has and the greater the risk of accidents.

Patio Surfaces

Different patio surfaces will scratch in different ways from the metal legs of a trampoline. A wood patio or deck may take on deep gouges that create splinters and cut through the finished surface of the wood. Slate, brick and pavers are more likely to experience surface scratches that chip material away. A patio made of poured concrete can become scratched or scuffed if the trampoline's feet have rubber pads that wear off against the hard, smooth surface.

Solutions

The type of trampoline you have will determine the steps you need to take to avoid scratches on your patio. Some trampolines have pedestal legs, which are usually made of hollow metal tubes. These legs are capped with plastic or rubber feet to prevent skidding. However, over time the metal tube inside can wear through the soft foot, leaving scratches behind. In this case, replacing the foot should solve the problem.

Other trampolines use W-shaped leg braces, which only place rounded metal tube edges against the patio. While the rounded edges shouldn't leave scratches behind, they can still scrape rust and debris against the patio surface. To solve this type of problem, clean the leg braces or insert rubber mats between the leg braces and the patio surface for better protection and stability.

Alternatives

If scratching persists on your patio or you find your trampoline wearing through rubber feet or mats frequently, you may want to consider an alternate location. While most trampolines can be set up on any level surface, a grassy yard is the best option. This provides a soft, level base for the trampoline's feet and also a relatively soft landing spot in case of accidental falls.

Restore Log Cabins

Restore Log Cabins

Time, weather and lack of care can diminish the appearance and value of a log home. If logs are beginning to dry out, check (spit or crack) or have wood grain that is clouded and soiled, don't despair. With proper maintenance and preservation, log structures that have been long neglected and are now looking sad and worn can be restored to their former elegance. Does this Spark an idea?

Instructions

1. Clean the surface of the logs. Sweep the logs with a stiff bristle brush or broom. Start at the top of the logs under the eves and work down, removing pollen, dust and accumulated soil. As you sweep the logs, carefully inspect for any signs of mold, mildew or insect infestation. Termites are a major concern in warm, humid environments. Make note of damaged areas where chinking or caulking needs repair or replacement.

2. Remove mold, mildew and stains with a solution of 1 cup bio-degradable soap, 1 qt household bleach and 5 gallons of water. Starting at the foundation of the log wall and working up, scrub the logs, paying special attention to stains. Rinse well, from the top of the logs, working down and allow to air dry. A pressure washer (set at a low pressure of 350 psi) may be used. Commercial cleaning agents for use in pressure washers can be purchased at building supply centers. Follow product manufacturer's label application instructions.

3. Consult a log home restoration professional if logs require media blasting to remove deeply penetrating stains. Blasting with soda, corn cobs, walnut hulls or glass beads is preferable to manual sanding. Blasting is less damaging to the underlying wood. Aggressive sanding removes wood that can never be replaced. Unfortunately, many fine old log structures have been severely damaged from excessive sanding or other failed abrasive attempts.

4. Use a small wood chisel and rubber mallet to chip out cracked and dried-out caulking. Fill any cracks or splits with chinking material. Several brands of chinking materials are available. Discuss the products with a building supply professional to choose the product best suited for your application. Apply chinking and caulking according to product label directions.

5. Use a small hand sander to smooth the edges of knots, burls and around window and door trim. Be carefully to only sand in the direction of the wood grain. Use a fine grit sandpaper (100 grit). Change the sandpaper frequently to ensure a smooth, even finish.

6. Apply two coats of penetrating oil stain or sealer. Apply with a wide, soft brush or air sprayer. Pay attention to the ends of the logs to make sure they are completely coated and sealed. Open log ends act like straws, sucking up moisture into the wood if not protected.

Paint A Trampoline

Trampolines are usually relatively safe, but it is still a good idea to use caution when jumping on one.

Trampolines are large, usually circular, spring-loaded sheets that are used for jumping on. Trampolines use a thin but very durable fabric for the jumping mat, which is attached to an outer frame by thick and sturdy springs. Trampoline sheets are usually only black, however, there are ways to change this bland color to something a little more fun. You will need to purchase a specific kind of paint to do so, however.

Instructions

1. Remove the trampoline mat from the frame by taking off each spring.

2. Wash the trampoline off with warm water and mild soap. Do not wash too hard. Allow the trampoline several hours to air dry.

3. Purchase a very high quality acrylic paint of the color that you want. These can be purchased at home and garden or arts and crafts stores.

4. Use a standard paint roller to roll the paint on the top of the trampoline canvas. Allow it about an hour or two to dry, then flip the canvas and paint the other side. Give the mat about a day to dry. After this time, it should be ready to be reattached to the frame.

Get Free House Repairs Done For Veterans

Homeowners realize that as homes age housing repairs pose a considerable physical and financial burden. For veterans, this burden can pose additional challenges as many veterans, during and after service to country, experience psychological or physical trauma that makes it difficult to perform or pay for house repairs. Thankfully, people, groups, organizations, the military and local and national governments recognize and honor veterans by providing financial aid or volunteer assistance through housing and/or veteran's housing-focused programs. Does this Spark an idea?

Instructions

1. Contact the National Department of Veterans Affairs, your local Veterans Administration office or the local chapter of your national veteran's association--for example, the U.S. Department of Veteran Affairs or the VFW (Veterans of Foreign Wars). At the government level you may be able to obtain monies to help pay for house repair (making repairs essentially free) or referral program information. At the local level, the local chapter of your national veteran's association can provide information about individuals or programs in your area that offer free house repair services to veterans.

2. Check at the nearest base of military operations--especially if the base is for the branch of military in which the veteran served--as many active service members offer their time and skills whenever they can to help veterans in need.

3. Look into housing/housing repair programs supported by local officials or at the governmental level (for example, a county housing authority or the U.S. Department of Housing and Urban Development "HUD" programs). Many county housing authorities offer income-based free weatherization, construction, repair or special needs (for example, wheelchair ramp or access) services.

4. Explore assistance offered by nonprofits like Rebuilding Together, Inc., House of Heroes and Operation Homefront (see Resources) that provide general or veterans-focused house repairs.

5. Request assistance through churches or religious organizations in your area as many manage/organize youth-based or other service-oriented programs within communities to help community members in times of need.

6. Visit your local hardware and D-I-Y stores or construction companies and independent professionals (carpentry, general contracting, plumbing, siding, electricians and others) and ask if any employees or owners volunteer their professional skills to help veterans.

How Sell My Home Faster Without A Realtor

Prepare your home before you sell.

Making your home shine is important in order to get it sold quickly. Many sellers use a Realtor to actively promote and sell, however you can sell your home just as quickly, if not faster, using for sale by owner websites. Do research on comparable properties in your area to ensure that your home is priced competitively, and conduct repairs and easy fixes before putting it on the market.

Instructions

1. Prepare your home to sell. Evaluate the obvious and possibly hidden issues within your home. Buyers must be able to visualize personal items and their family living in your home. If you have decorated using a lot of trendy colors, consider re-staging your home to appeal to a wider audience. Use neutral colors in every room, remove clutter and personal items such as trophies and photos, and minimize furniture to give the appearance of a larger space.

Some repairs may not be apparent, but can be important in making a fast sale. Hire an inspection company or private electrician, plumber and roofer to evaluate your home's structure, plumbing, roof and electrical system. Even if you receive a fast offer the home inspection could reveal issues that you may need to repair, or the seller could back out. Address issues beforehand so you don't have to deal with them while you are trying to sell the house.

2. Settle on an asking price. If you are selling your home in a down market the price you may have received three years ago may be unrealistic. One of the best ways to determine what you should ask is to compare your home to what people are asking for a similar home. Use the multiple listing service (MLS) to search for homes in your area that are the same age, square footage, property size and offer similar amenities.

Examine the asking prices for at least three similar properties, then determine how much you will ask for your property.

3. Photograph and take video of your home. Take photos of every room to feature on websites and in email. Before taking a photo, ensure that the room is spotless and is showroom ready. No clutter, mess or errant items should appear in the photo.

Some websites offer virtual tours of homes. A virtual tour gives the buyer a better idea of the room's dimensions and provides a realistic view of the home. Your video should be no longer than three minutes and silent. Don't narrate or include music because it could turn off buyers.

4. List your home on "for sale by owner" websites. Some popular sites include Homes for Sale By Owner and For Sale By Owner. Once your home is ready to sell, list it on as many "for sale by owner" websites in your area. Many of these sites provide national coverage so people moving to your area can preview your home even if they haven't moved to town.

5. Promote your home to local Realtors. Although you aren't listing your home with a Realtor, agents are still interested in your property because they will earn commission for the sale from the seller.

Send an e-mail about your home to the top five or ten Realtors in your area. Some agents specialize in certain types of property such as estate homes or second homes, so seek out Realtors with a specific interest in your type of home or property.

Include snapshots and your virtual tour in the e-mail along with your contact information. Invite the Realtor to visit your home to preview its features and benefits.
