Get A Double Wide Trailer Ready For Winter

Preparing your double wide mobile home for winter is an inexpensive way to avoid costly repairs and inconvenience when the cold winter winds begin to blow. Your home will be safer, warmer and more energy efficient if you spend a few hours winterizing it. This is also a good time to check the smoke detectors and replace the batteries. Check fire extinguishers to be sure they are properly charged. The homeowner can do most of the winterizing can be except for cleaning and adjusting the furnace. Does this Spark an idea?

Instructions

1. Caulk around gutter seams and downspout seams, plumbing and furnace vent pipes. Apply caulk to any seams in flashing where the roof and the siding meet. Caulk around door and window frames, the dryer vent and cable entrances. Check and replace any worn weatherstripping around doors.

2. Check the roof for loose or cracked seams and joints, which should be resealed every year. Repair any punctures or cracks in the roof and tighten or replace loose fasteners. Apply roof coating on a warm, dry day; brush the coating on following the manufacturer's directions.

3. Inspect the jacks or blocks that support the double wide mobile home.Check the mobile home to be sure it is level. Replace any loose or broken blocks to keep the mobile home from sagging. If you live in an area where the ground freezes and heaves, slightly loosen the tie-downs to avoid damage from the freezing and thawing. Re-tighten the tie-downs in the spring.

4. Check the skirting on the home to make sure it is secure, but still provides enough ventilation for the furnace to operate properly.

5. Install heat tapes on any water pipes that have could freeze. Never overlap the heat tape over itself as that can cause a fire hazard. If heat tapes have been previously installed be sure they are operating properly.

6. Install storm windows and storm doors. Check that the seals are in good condition to seal out drafts.

7. Have fireplace chimney checked and cleaned by a professional to eliminate the danger of fire from creosote build up.

8. Vacuum the area around the furnace. Remove anything that has been stored near it. Replace furnace filters. Never use the furnace closet for storage.

9. Have the furnace checked and cleaned by a professional, who should inspect the blower motor, belt, pulleys and flue assembly.

Attach A Blind To A Drywall Window Frame

Blinds offer an easy and inexpensive way to control light and gain a little privacy. They come in a wide variety of colors and styles to suit almost any decor. Most blinds come with everything needed for standard installation on a wood frame window, but what about windows with frames made of sheetrock (drywall)? In a few simple steps, even a beginner can hang blinds on sheetrock window frames. Does this Spark an idea?

Instructions

Measure the Window

1. Measure the window opening before purchasing blinds. Outside mounting is not recommended on drywall frames. You will need the inside-to-inside horizontal measurement of your window's opening. You will also need to measure the width of the glass.

2. Purchase blinds that are at least 1/4 inch narrower than the window opening and at least 1/2 inch wider than the glass.

3. Measure the width of the blind mechanism (the rectangular box at the top of the blind), subtract it from the width of your window's opening and divide by two. Mark the top of the window opening at a point equal to this divided dimension from each corner. Subtract 1/4 inch and mark again. This second mark is the placement of the outside of your blind bracket.

Installing the Blind

4. Drive a finish nail into the sheetrock just on the inside of your second mark. If the nail hits solid wood, you have lumber framing underneath your sheetrock. If it pops through the sheetrock and feels loose, you do not. Remove the nail before proceeding.

5. Decide how far out from the window you want the blind. Typically they are hung slightly inside the window opening, an inch or two from the glass, to keep them from banging on the window when opened or closed. Mark the same distance back from the edge just inside both outside marks from step 3 in section 1. This is your depth line.

6. Remove the sliding plastic square stop from the front of the bracket and hold the bracket in place at the top of your window opening. The front edge should be on the depth line, the outside edge on the outside bracket mark. Mark the two screw holes with a pencil. For lumber framing, proceed to the next step. No frame? Follow instructions on the package to install plastic anchors before proceeding.

7. Pre-drill the sheetrock if you have lumber framing with a 1/8-inch pilot bit. Hold the bracket in place with pilot holes or sheetrock anchors directly above the screw holes. Attach using 1-1/4-inch drywall screws to attach brackets to lumber framing. Use the supplied screws with plastic anchors.

8. Install the blind into the brackets and slide the square stops into place. Raise and lower the blind and make any necessary adjustments.

How Important Is The Vapor Barrier Under A Mobile Home Floor

How Important Is the Vapor Barrier Under a Mobile Home Floor?

Vapor barriers are important despite what climate you are living in. Whether you live in a damp climate or a cool climate, the addition of these barriers can save you money on your energy bill as well as future repair costs. For mobile homes, the case for installing a vapor barrier is just as important. Does this Spark an idea?

Moisture Barrier

By stopping the moisture from developing directly on the floor board of your mobile home you are averting rot. This rot is slow, but over time can wear through a floor and become a hazard. Sub-floors in mobile homes tend to be thinner than in foundation homes and are more susceptible to this rot. The vapor barrier will also help eliminate dangerous mold in the house caused by the moisture build-up.

Weather Barrier

Vapor barriers can also help insulate a house. Although they are thin, they can stop cool winds from blowing through the floorboards and cooling the mobile home. Since you have to ventilate the underside of a mobile home, there will be openings for winds to blow under the trailer. This is an added protection against these winds.

Insect Barrier

The vapor barrier will also reduce the prospect of insect infestation. Subterranean termites are attracted to wood and mobile homes provide this in the floor boards. What these insects will do is build a tunnel along the side of the trailer skirt and access the wood. This is even more likely if the wood is exposed and moist.

Adjust Self Closing Kitchen Cabinet Hinges

Adjust Self Closing Kitchen Cabinet Hinges

Contemporary self-closing cabinet hinges have eliminated the need for clumsy magnetic catches. These hinges have an internal tensioner that applies a gentle pressure to close the door from within a few inches of the cabinet face and hold the door tightly closed. When these changes do not close the door fully, adjustment is a simple procedure that will restore the hinge to its proper setting. Does this Spark an idea?

Instructions

1. Open the cabinet door approximately 4 to 6 inches and release the door, allowing it to close. If the door hinges do not pull the door gently against the cabinet face, the hinge tension needs to be increased. If the door closes abruptly or slams against the frame, the hinge tension needs to be decreased.

2. Increase the hinge tension by opening the door to access the hinge adjustment screws. There are two screws on each hinge, the bracket screw connecting the hinge arm to the cabinet mount and a recessed tension adjustment screw. Use a screwdriver to turn the recessed screw on each hinge clockwise one-quarter turn, then test the door closing to evaluate the adjustment. Repeat as necessary until the door closes and is held closed against the cabinet frame.

3. Decrease the hinge tension by opening the door, then turning the recessed adjustment screw counter-clockwise one-quarter turn using a screwdriver. Test the door closing to evaluate the adjustment and repeat as necessary until the door closes properly against the cabinet frame.

Home Remedy For Cd Repair

At some point, it has happened to us all. You pop in a CD and it skips, right in the middle of your favorite song. Or your popcorn is all popped, and you get a DVD that reads "Error." A repair kit can easily solve these problems, but if you don't have one of these kits handy, there are plenty of home remedies that will work just as well.

Assess the damage

First, hold the disc up to some light. If any light shines through, the reflective surface which used to read the data has sustained irreversible damage. Once this happens, your CD or DVD cannot be repaired or restored.

You will likely see smudges and scratches. Most scratches, even deep ones, can be minimized to restore the surface. However, a scratch that circles the entire disc can severely impede the laser's ability to read the contents, and in some cases cannot be repaired either.

Quick fixes

Fingerprints or smudges may be your only problem. Clean the disc with a lint-free cloth. Wipe from the center of the disc outward (wiping in circles can actually damage the disc.) If persistent smudges are visible you can use rubbing alcohol or a mild, non-abrasive detergent to clean it. Be sure to dry the disc thoroughly before putting back in your player.

If your disc still won't play, the culprit is most likely a scratch. Several common household items can help restore your disc. Most of these work well for minor scratches.

Baking soda toothpaste works the best in most cases with mild to moderate scratching. You will want to use a paste, as a gel will leave a sticky residue behind, which makes matters worse. Apply a small dab to the scratched areas and wipe, again from the inner circle outward. Buff clean with a lint-free cloth. You can also use creamy peanut butter instead of toothpaste, but it will not work as well.

For heavy or deep scratches, try furniture polish or car wax, which will fill in the scratches to prevent skipping. Apply a small amount to the entire surface of the disc. Wipe polish in short strokes, starting from the center and going to the outer edge; then buff with a lint-free cloth.

Depending on the damage, you may have to repeat the process or use a combination of two, such as toothpaste followed by furniture polish.

Start A Home Health Business In Sc

Opening a home health care business in South Carolina doesn't require a medical background.

Starting a home health care business in South Carolina will provide a useful service to a growing population of elderly people. Home health care services are usually not medical in nature and therefore a medical background is not needed, although it would be helpful. As with any business it is recommended that you know something about the field; however, home health care is a field that you can learn. The types of services usually provided by a home health care business include assistance with daily living, housekeeping, transportation and general companionship.

Instructions

1. Determine the type of business structure under which you will operate. For example, will you operate as a sole proprietor, partnership, corporation or limited liability corporation (LLC)?

2. File for a business license for your business. South Carolina provides an all-inclusive business website that allows you to register your business online. Requirements for business licensing are based on the county in which you will operate your home health care business. According to the Department of Health and Environmental Control (DHEC) no other licensing is required to operate a home care business other than obtaining a business license to do business in the county for which you will operate.

3. Open a checking account for your business. This account will only be used to accept and make payments for your South Carolina home health care business.

4. Inspect possible business office locations and choose one. Although you can run this type of service from home, a professional storefront offers a place for family members of potential clients to come. A business office will also offer a workplace for your employees. This office does not have to be large nor does it have to be expensive.

5. Hire certified nursing assistants. Although as a business owner, you don't need to be medically certified, your staff should be as they will have direct contact with your clients. The benefits are two-fold for hiring certified nursing assistants. First, you are getting a staff of individuals who are trained do the type of home heath care that your service provides. Second, they come with background checks completed, which saves you time and money.

6. Advertise your home health care service at clinics and medical offices by leaving brochures and business cards. You could also advertise in the local penny savers or other free publications to attract potential customers.

Move A Giant Pumpkin

Though some pumpkins may be only relatively gigantic, others are impossible for one person to move without help.

Kids and grownups marvel at the way giant pumpkins grow from a tiny seed into a 500-lb. gargantuan fruit. But if you want to move it, how do you without using heavy equipment? Count on at least one strong helper for every 100 lbs. of pumpkin. Does this Spark an idea?

Instructions

1. Determine the approximate weight of your pumpkin by measuring its circumference with a tape measure from stem-end to blossom-end, and on around to the stem-end again. Estimate that a pumpkin with a 105-inch circumference is about 300 lbs., and a pumpkin with a 120-inch circumference is about 400 lbs. For every additional 10 inches of circumference, estimate another 100 lbs. of weight. Have a strong lifter available for every 75 lbs. to 100 lbs. of estimated pumpkin weight.

2. Bring a canvas or quilt to the pumpkin and fold it in half. Be careful not to touch the stem when trying to move the pumpkin. Slide the folded half under the pumpkin past midway by having your lifters gently roll the pumpkin up to slide the canvas or quilt under. Roll the pumpkin up and off the other side so that you can unfold the quilt fully under the pumpkin.

3. Ask all lifters to surround the pumpkin and take hold of a piece of quilt or canvas. Move the pumpkin carefully to its desired location. If you're moving it into a truck, have some cushioning such as foam waiting to set the pumpkin down on, and leave the pumpkin on its moving blanket until in its final display position. Remove the quilt or canvas in reverse of the method used to put it under the pumpkin.

Use An Attic Fan To Lower Electric Bills

Use an Attic Fan To Lower Electric Bills

Hot air rises, right into your attic and stays trapped there. The heat trapped in your attic will raise the temperature in your whole house. The higher house temperature, the harder your air conditioner has to work and that will raise your electric bill. Does this Spark an idea?

Instructions

1. Choose the right size attic fan. When purchasing your attic fan be sure to know how many square feet your house is. Make sure the attic fan is large enough to remove the hot air from your attic to save the most money on your electric bill. The biggest money saver is a solar attic fan.

2. Install your attic fan at the peak of your roof. If it cannot be installed at the peak, install it as close to the peak as you can. Installing an attic fan at the peak of your roof will allow for the most hot air to be removed and cooler air to be re-circulated inside of your attic.

3. Use your attic fan especially during the day when the heat from the sun beating down on your roof really heats up your attic. An attic fan can lower the temperature in an attic by 45° to 50°. Lowering the temperature in your attic by 45° to 50° will lower your electric bill by 20% to 25% in the warm weather months.

Fix A Sony Receiver Protector Error

A typical speaker terminal

The "Protector" error on Sony amplifiers and home theater receivers is the rare error that you can fix yourself. It requires no tools. This protector error denotes several possible problems. Heat, volume level and incorrect DVD settings may be the cause of the problem. The following steps will help you correct your problem and rid your amp of its "Protector" error.

Instructions

1. Examine your volume setting to be certain that your volume knob is not at maximum. Having your volume cranked too high can cause the capacitors to overheat, shutting down the receiver.

2. Unplug your receiver and disconnect your speakers from the terminals on the back. This will allow you to determine if the error is internal. Plug your receiver back in and look for the same error message. If you continue to get the protector error without having your speakers connected, you may have an internal electrical problem. In this case, contact Sony about finding a repair center.

3. Reconnect your speakers one at a time. The order of connection doesn't matter. When reconnecting, be sure that you do not have your positive and negative speaker wires crossed in any way. After each connection, test your amp by running it with a source. Give each speaker a few minutes of power before connecting the next one. This will help you isolate which speaker terminal is causing the error. When the protector error returns, take note of which speaker connection caused it. Check this speaker wire for shorts or torn shielding.

4. Examine your ohm rating of your speakers if you have no shorts or wiring issues. Sony receivers are not compatible with speakers lower than 4 ohms. Connecting a lower ohm-rated speaker will cause an error.

5. Turn off the surround sound option if you have both your A and B position speakers in use.

6. Keep your receiver well ventilated. Overheating due to poor ventilation can also cause Protector errors.

7. Examine the sampling frequency of your connected DVD player. If the error only occurs when you watch a DVD, the sampling frequency of the DVD player may be set too high. Check the sampling rating in your receiver's manual and in the DVD player's menu settings. You may have to connect your receiver to your DVD player with a different cable standard if the sampling frequency is causing your error message.

Before your home is foreclosed, it would be a good idea to speak with a representative about the FDIC Foreclosure Prevention Programs.

Foreclosure Counseling

The Federal Deposit Insurance Corporation (FDIC) provides financial backing to many foreclosure-prevention programs. The first step is to speak with a foreclosure counselor regarding your situation. There are many foreclosure counseling resources, including the Homeownership Preservation Foundation, HUD Counseling Services, NeighborWorks America, Fannie Mae Counselor Search and the National Foundation for Credit Counseling.

Program counselors are well-informed mortgage counselors who can analyze your budget and situation to help bring you current. The services are free and come with no obligation.

Modifications and Refinancing

Several FDIC programs help foreclosure-threatened homeowners by assisting them in completing loan modifications and refinances. HOPE for Homeowners is designed to help those who are at risk of default refinance their mortgages into better-suited loans that provide more affordable monthly payments.

The Making Home Affordable Program is designed to stabilize the housing market by reducing mortgage payments to affordable levels. The program handles both loan modifications and refinancing for individuals who have purchased their homes through a Fannie Mae or Freddie Mac program.

The FDIC also offers the Loan Modification Program for Distressed IndyMac Mortgage Loans. This program is designed for homeowners who have a first mortgage through IndyMac Federal, a bridge bank created to manage assets and liabilities of the failed IndyMac Bank. The program helps make loan payments affordable and increase the value of distressed homes.

Military Relief

The FDIC offers a special program for military homeowners facing mortgage distress called the Military Personnel Mortgage Payment Relief and Protection Program. The program falls under the Foreclosure Provisions of the Servicemembers Civil Relief Ac, which provides foreclosure protection to active military personnel who acquired mortgage obligations before enlistment or before being ordered to active duty.

The act provides protection for members of the Army, Navy, Marine Corps, Air Force and Coast Guard, as well as officers of the Public Health Service and National Oceanic and Atmospheric Administration, military reservists ordered to active duty, inductees under the Military Selective Service Act and National Guardsmen called to active duty for more than 30 consecutive days.

Refrigerator Troubleshooting Repair

Your refrigerator is a hard-working appliance that is usually thought of as a potential liability when it suddenly stops working. Refrigerator repairs can be costly. Knowing troubleshoot your refrigerator when a problem arises can save you money. Does this Spark an idea?

Not Running

If your refrigerator is not running, make sure the outlet it is plugged into is working properly by plugging a known working appliance into the wall socket. If it runs, there may be a problem with the refrigerator itself. Check to see if the fan or motor is running. If the fan has stopped, make sure it is clean and free of debris. If the motor has stopped running, try adjusting the temperature to a lower setting and see if the refrigerator turns on. If it does, the thermostat may need to be calibrated by a professional. Unplug the unit and make sure all the wiring is free of damage. If there is any damage, change the wiring.

Warm Refrigerator

If your refrigerator is running warm, see if the fridge has stopped completely or if it is still running. Make sure the thermostat is set to the correct temperature. If it is, make sure the compressor motor is running. This is in the back of most residential refrigerators. If your refrigerator has coils at the back, make sure they are free of dust. Lots of dirt can cause them to run too hot, raising the temperature of the refrigerator. Clean under the refrigerator to ensure all the cooling coils are free of dust.

Safety

When working on a refrigerator it is important to follow a few safety tips to prevent injury. Always disconnect your refrigerator, even if it is not running, to prevent shock. Moving parts can catch on clothing as well when a motor suddenly turns on. Be careful when working on the refrigerator to avoid cutting yourself on sharp metal edges. Wear gloves as your work around sharp areas. If your refrigerator was running before unplugging it, allow the engine time to cool. Always wash your hands before and after working on the refrigerator, especially if there are leaks.

Troop Night Ideas

S'mores and troop nights are an American tradition.

Scout Troops often plan a "troop night" as a special event, where all the troop members participate in a fun group activity. Plan your troop night well in advance so that all scouts will be able to participate in the event. Depending on the age of your troop and the location of your event, you may want this to be a doubly special night by making it a sleepover party. Does this Spark an idea?

Pinewood Derby

A pinewood derby is often associated with Boy Scouts, though girls can be equally excited by the challenge of creating a miniature car. About two weeks before the Derby, troop leaders should provide supplies and circulate clear guidelines for the troop members to follow. Issue a kit to each troop member that consists of a block of pine, nails, and four wheels; instruct the scouts to each make a car using only the items you distributed.

At the troop night, you may want to supply paint, glue, and decorations so that scouts have an opportunity to decorate their cars. The highlight of the night is a race among the cars to determine which car is the quickest. Set up a makeshift track with boards or simply choose a hill that is near your location.

Campfire Sing-Along

Campfires have long been staples of troop nights. Whether at the beach, in the wilderness, or in a park, campfires are the perfect accompaniment to a night of music. Have someone bring a guitar and lead the scouts in singing the troop's favorite songs. Teach your troop at least two new songs to add to the mix.

Simple songs that are sung in rounds often are popular with younger troops. Also include the classic campfire dessert, s'mores. You will need graham crackers, chocolate bars, marshmallows and sticks for roasting marshmallows. S'mores are comprised of chocolate and roasted marshmallows sandwiched between two graham crackers.

Book Club Event

Make your troop night an educational experience by inaugurating a troop book club. Your night should be planned well in advance to give each trooper the time to read the book. You may want to circulate a worksheet for your troop members to complete. They can refer to their worksheet during your discussion. On the night your troop gets together, try breaking the troop into smaller sections so all members have the opportunity to talk. Troop leaders should direct the discussion about characters, plot, and morals of the book.

Night Walk

A night walk is the perfect time to star gaze.

Nighttime is a great chance for troops to experience nature from a different perspective. Arrange a night walk at the nearest public park or nature center. If possible, enlist a guide for the walk, such as an employee who is well versed in local terrain, flora, and fauna. Or have a troop member who is familiar with the site lead the excursion. Prepare ahead by teaching the troop about animals they might see and discuss ways humans and animals can live in harmony together.

Recruit plenty of adults for a night-walk event to ensure that all troop members stick together. Using the buddy system and having plenty of flashlights will make the walk safer. If the walk takes place under a clear sky, try teaching the troop about constellations.

Repair A Loose Or Broken Baluster

Your grand staircase makes a less-than-grand impression if it's got a broken baluster. Replacing, tightening or repairing a baluster is easy if you understand how it's secured. The bottom end is dovetailed and locked into the edge of the tread before the nosing is applied; or it's doweled and inserted in a hole as it's tilted into place for nailing at the top. The top is toenailed to the railing. Does this Spark an idea?

Instructions

Remove a baluster for replacement or repair

1. To remove a dovetailed baluster, pry off the cove molding and nosing (see A). (Insert a trim pry bar into the joint on the nosing's underside so the trim will cover any mar.) Then tap out the baluster with a block of wood. To disconnect the top, drive the top end in the upstairs direction with a wood block and hammer.

2. To remove a doweled baluster, disconnect the top. Then pull or pry up on the baluster to lift out the doweled end.

Glue together a broken baluster

3. Remove the baluster and use padded clamps to draw the pieces together and test the fit.

4. Use a glue injector if the baluster is just cracked. If it's completely broken, apply wood glue to the break with a brush.

5. Squeeze the break closed carefully and apply pressure with a padded clamp every 6 inches (15 cm).

6. Wipe off excess glue with a damp cloth. Allow the glue to cure overnight before touching up the finish as needed and reinstalling the baluster.

Install a repaired or replacement baluster

7. Drill two new pilot holes for nails at the top, angling them slightly toward each other so you will be able to drive them in without hitting the adjacent baluster.

8. Test-fit the baluster. If the dowel or dovetail joint at the bottom fits tightly, apply wood glue and insert the end of the baluster into the tread. If the joint is loose, use construction or panel adhesive instead of glue to fill the gaps.

9. Drive 4d finishing nails into the new pilot holes to secure the top to the underside of the rail.

10. Countersink the nails with a nail set, and fill the holes with caulk or putty if you are painting, or wax filler if the baluster has a clear finish.

Tighten a loose baluster

11. If the baluster is loose at the bottom, remove and reinstall it using construction adhesive in the joint (see "Install a repaired or replacement baluster," above).

12. A quicker but less reliable way to tighten a baluster that's loose at the bottom is to drill two pilot holes, then drive two nails through the baluster and into the tread.

13. If the baluster is loose at the top, drill two pilot holes through the top of the baluster, then drive two nails into the baluster's upstairs face (see B).

14. Countersink the nailheads with a nail set, and fill the holes.

Seam Vinyl Sheet Flooring

Well Seamed Vinyl Floor

Because vinyl sheet flooring is manufactured in 12-foot wide rolls, installation in rooms that are wider than 12 feet require the vinyl to be seamed. When you're installing vinyl sheet flooring in a room wider than 12 feet, there are important considerations to incorporate in the planning stages as well as certain procedures to ensure a proper seam in the vinyl. When seamed properly, the vinyl floor seam will blend well and any pattern will be maintained, as will the warranty and wear of the vinyl itself. Does this Spark an idea?

Instructions

Seaming the Floor

1. Install the first section of vinyl, taking care to spread the adhesive completely on the outside edges.

2. Roll out the second piece of vinyl, matching any pattern with the pattern of the first piece to ensure the integrity of the pattern.

3. Trim any areas as needed, such as doorways and walls on the second piece of vinyl before re-rolling the sheet prior to actual installation.

4. Apply the adhesive to the floor and install the second piece, again taking care to match the pattern exactly with the first piece.

5. Roll the floor with an approved floor roller, as per manufacturer's installation instructions. Take care to roll the seamed area so that the adhesive will be spread uniformly beneath the edges where the two pieces meet. Allow the floor adhesive to dry completely as per manufacturer's directions.

Sealing the Seam

6. Clean the vinyl flooring seam, using seam cleaner and a cloth applicator from the Seam Sealer Kit. Work in 8-inch lengths, rubbing the seam vigorously in a back-and-forth motion to remove any dust or adhesive from the seam edges and adding more seam cleaner when the cloth dries out.

7. Allow the seam cleaner to dry ten minutes. There will be a white residue where the excess cleaner has dried; buff the residue off with a clean, dry cloth.

8. Cut a 1/32-inch opening in the tip of the seam sealer applicator bottle.

9. Apply a uniform 1/8-inch bead of seam sealer to the seam, taking care to work in a straight continuous line along the seam. Allow to dry completely before using floor; typically this will be 2 to 3 hours.

Mortgage Grants For Firsttime Home Buyers

First-time home buyers have a lot of questions. Many of them can't see beyond the cost of what it will take to the path to home ownership. These same current and potential home buyers might not be aware of the mortgage grants available to them to offset some of the costs of getting into a home. There are many resources available to first-time home buyers.

Types

Mortgage grants come in two forms: those that must be paid back over time, or "free" money grants. Different requirements must be met to qualify for either.

Loan Types

First-time home buyer grants are only eligible for government-subsidized or insured loans. The best example of these are FHA and VA loans.

Fees

The fees covered by first-time home buyer grants are for down payments, closing costs and pre-paid items. Down payment requirements can be as low as 3 percent. Closing costs are tied into lender and title fees, and pre-paid items are items such as property tax and homeowner insurance that must be paid in advance for up to three months at closing.

Income Limits

All first-time home buyer grants have income limits attached. Families earning over $150,000 per year in combined income are typically not eligible for first-time home buyer grants.

Credit Requirements

Home buyers who have defaulted on government loans in the past, or who have credit scores below 620, don't qualify for first-time home buyer grants. Additionally, home buyers who have had a bankruptcy that has not been discharged are automatically denied for first-time home buyer grants.

Geography

In addition to federal programs that offer assistance to first-time home buyers, there are state and local programs as well. It's important to research all available options before choosing a solution.

Identify A Common House Spider

Spiders leave tell-tale signs around the house.

The common house spider, or Achaearanea tepidariorum, usually isn't dangerous like its toxic cousins -- the brown recluse or the black widow. However, they can become a nuisance in your home. The common house spider will spin webs in barns, homes, basements and areas that are damp. While common house spiders don't usually bite people, they can. Because common house spiders can build extensive communities, they can be hard to get rid of. Does this Spark an idea?

Instructions

1. Locate webs in you home. Discover if the webs form irregular and tangled webs, advises the University of Arkansas Division of Agriculture. Common house spiders can produce several webs in a short time period.

2. Locate a spider if possible. Look for yellow to brown coloring on the upper portion of the spider, as noted by Penn State College of Agricultural Sciences.

3. Look at the abdomen of the spider. Common house spiders have bulbous-shaped abdomens with grayish colored chevrons, which are bracket-shaped markings. A common house spider's abdomen will be higher than it is in length.

4. Look at the legs of the spider you are trying to identify. Legs on a common house spider will appear yellowish to brown, with bands of black, segmented throughout the common house spider's legs.

5. Look for egg sacs. Female house spiders will lay many, brown colored egg sacs, in their webs. Each egg sac can contain hundreds of eggs.

Make Money With An At Home Auto Body Shop

Run an auto repair business out of your home.

Auto body shops are places where you can take your vehicle to have it painted or to repair nicks, dents and scratches. These repair shops are a profitable venture if you have the necessary skills. Most techs attend trade schools, or apprentice with an established master. Once you have the knowledge, you can use your skills to start an at home venture if you are so inclined. With a little preparation, the proper licenses, some start-up money, a location and a business plan, you will be well on your way to making money.

Instructions

1. Find a location that is suitable for your shop. You'll want to check your town's zoning laws to see if any permits are required. Don't forget to plan for a ventilation system. The fumes generated by paint and solvents can be toxic in enclosed spaces. You can rent or build a garage, or you could look into a franchise opportunity. High-traffic areas equal more exposure, which generally equals more money, so keep this in mind as well.

2. Talk to local auto dealers to help spread the word of your shop. Whether you already have a shop that is failing to turn a profit, or you are just starting up, creating a network of like businesses in the area can increase profitability immensely. You might be able to form contracts with them so they will send you all clients in need of a certain type of repair. You may also be able to advertise through these other businesses in return for advertising theirs.

3. Offer discounts or free services, since people will be more likely to give you a chance if you are affordable. Be creative and use freebies to drum up business, such as "buy a paint job and decals are free." This way the client will use you for the paint job and will have a chance to see your work, as well as feel good because they are getting something free. Be sure you are doing your best work. Fair, affordable, quality work will be hard for prospective clients to pass up.

4. Work hard to make your customer service top-notch. Everyone involved will be representing your company --- from who answers your phone to who does the body work to who keeps the shop clean. Make sure they are projecting the image you want. A clean, friendly storefront that does a great job is going to keep existing customers as well as draw in new ones. Never underestimate the power of word of mouth.

5. Advertise your services via business cards, brochures, websites, bulletin boards, local papers, and your network of colleagues. Really work hard to get your name out there, and make sure your reputation is positive.

Start A Backyard Auto Body Shop

According to the National Highway Traffic Safety Administration, there were more than 5.8 million vehicle crashes across the United States in 2008. While some of those vehicles were damaged beyond repair, many were taken to auto body shops to be fixed. That statistic presents a huge opportunity if you have experience with auto body repair. Capitalize on that opportunity by opening a backyard auto body repair shop.

Instructions

1. Check zoning regulations. Contact your city or county zoning department to determine if your neighborhood is approved for both commercial and residential zoning. If a residential-only zoning code is in effect, operating a business out of your backyard may lead to fines from the city and an immediate shut down of your business. Seek out a shop or building in a commercial space to lease, if you can't operate a business out of your backyard.

2. Register your business. Apply for a business license with your city or county, and register your business on the federal level by completing a form to obtain a federal tax identification number from the Internal Revenue Service. Fill out the forms from your state and local government to collect and pay sales tax on the service you provide if sales tax is in effect in your area.

3. Prepare your backyard shop. Make sure that you have access to bring vehicles in and out of your backyard through a fence or an alley. Consider using your garage or constructing an extra building to serve as your shop. This is beneficial in the winter months, when the need for auto body services picks up because of crashes caused by snow and ice. An indoor space also gives you an area to paint vehicles without wind or dirt from the outdoors causing problems. Arrange a storage shed, tool box or cabinets that can be locked to store tools and supplies.

4. Acquire the equipment you need. Purchase the tools you need to repair the body of damaged vehicles. Common tools include a sander, polisher, dent puller and paint spray guns. Buy safety gear, as well, including a respirator and goggles for when you paint vehicles.

5. Advertise your business. Use radio, television and newspaper advertising to promote your auto body shop to the public. Network with local towing companies and encourage them to refer owners of vehicles involved in a crash to your shop. Get to know insurance agents in your community. Become an approved repair shop under their policies, and ask the agents to refer their clients when a vehicle body needs repair.

6. Expand as needed. As your business grows, consider moving to a commercial space that allows you to work on multiple vehicles at one time. Hire additional staff to meet the growing demands of customers.

Reasons Insurance Companies Deny Roof Claims

The type of shingles you have may not be covered by your insurance policy.

Roof damage is one of the most expensive losses a homeowner can experience, especially if the whole roof needs replacement. Insurance companies are particular about the types of roof claims they accept, and the details are always included in the fine print of your homeowner's policy. When an insurance company denies your roof claim, you cannot always point fingers at the adjuster.

Maintenance Issues

If your roof has damage because of a lack of maintenance, chances are your insurance claim will be denied. Failure to perform routine maintenance on a roof will show a claims adjuster that you had the power to prevent roof damage, but did not take the steps to do so. Routine roof maintenance includes preventing and killing moss growing on the roof and removing debris. Debris and moss can cause water to accumulate on a roof, which can weaken adhesives used on the roof and encourage the growth of mold and mildew. Additionally, not routinely cleaning your gutters can cause water to seep into the parts of the roof closest to them and cause water damage.

Roofing Materials and Layering

Some insurance companies deny roof claims because of the roofing material used, particularly if the materials are hard to find. For example, a homeowner's insurance policy may not cover a slate roof or one made of cedar shakes. Additionally, if a second layer of shingles was added to your roof in lieu of a total replacement, this may disqualify your roof from insurance coverage. Review your homeowner's insurance policy with your insurance agent to see if exclusions such as these apply to your roof.

Warranties

If you have a newer roof, your insurance company may deny a claim for its repairs if the roof is still under warranty. Insurance companies do not want to spend money if they do not have to. Additionally, taking advantage of an existing warranty may be better than filing a claim because you won't have to pay the insurance deductible.

Excluded Losses

Some events that could damage a roof may not be covered in your homeowner's insurance policy. Allstate Insurance states that excluded losses may include damage from earthquakes, water damage, mold damage, hail, dry rot or volcanoes.

Age

The age of your roof can be a determining factor in whether you have coverage for it or not. Some insurance company's policies state that a roof that is older than a specific number of years may not be covered.

South Carolina Down Payment Assistance Programs

South Carolina residents may qualify for down payment assistance based on their income, job status and parental status.

Buying a home is truly part of the traditional American dream. For many families, achieving this dream can seem next to impossible. The state of South Carolina offers home buyer programs aimed at helping families purchase their first home. These programs are designed to provide qualifying applicants with assistance for a down payment, allowing them to purchase a new home without the savings account running dry.

Palmetto Heroes Program

In 2010, the South Carolina State Housing Finance and Development Authority (SCSHFDA) allocated $40 million in funds for the state's Palmetto Heroes Program. The Palmetto Heroes program has been designed to provide down payment assistance and a reduced mortgage interest rate for firefighters, police officers, police officers, EMS staff and teachers. In order to qualify, individuals must meet career guidelines in their respective fields. Police officers must be employed full-time with a state or local agency. Corrections officers with the South Carolina State Department of Corrections also qualify. Firefighters and EMS must be a full-time employee or a volunteer with a state or local agency. Teachers must hold a South Carolina Teachers Certification and be employed as a classroom teacher. Those who hold a contract to begin teaching within 60 days of closing also qualify. Qualified applicants should contact a participating lending partner directly. Lending information can be found on the SCSHFDA website.

Down Payment Assistance

The SCSHFDA also offers down payment and closing cost assistance to low- and mid-income families in South Carolina. Qualified applicants are provided with $5,000 in the form of a $3,000 forgivable loan and a $2,000 repayable loan. Homeowners must live in the purchased property for a minimum of five years. After this period, the $3,000 loan will be forgiven. The $2,000 loan features a fixed interest rate of four percent. Applicants do not have to begin paying on the loan until the third anniversary of their first mortgage payment. In order to qualify, applicants must be first time home buyers and cannot have owned a home within the past three years. Families must meet a minimum credit score of 620 or have alternative qualifying credit as determined by the SCSHFDA. Properties that qualify for SCSHFDA down payment assistance include stick built single family homes, townhouses, condominiums and new, off-frame modular homes.

Duties Of A Mortgage Broker

Mortgage brokers act as an intermediary between the lender and the borrower. They sell loans on behalf of the organizations and businesses. The brokers are regulated by local jurisdictions and are typically paid on a commission basis. This article provides an overview about the range of duties a qualified mortgage broker is expected to perform.

Assessment

The mortgage broker is responsible for conducting the "fact-finding" interview. This is to determine the borrowers financial situation. This includes collecting credit information and conducting income verification.

Research

The mortgage broker's responsibility includes conducting adequate research to determine the most suitable loans that meet the clients' needs.

Consultation

The mortgage broker has to consult with the client to shortlist the most suitable loans. The mortgage broker then has to apply for loan pre-approval on behalf of the client, to the lenders.

Application Preparation

It is the responsibility of the broker to ensure that the clients' loan application is complete in all respects. This requires compiling all the required paperwork such as pay stubs, tax information, credit history and bank statements.

Feedback

The mortgage broker is required by law to provide the clients with the "good faith estimate." This is an itemized list of fees and costs applicable to the borrowers loan, and must be provided within three days of submitting a loan application.

Information Sharing

It is the mortgage broker's duty to explain the legal terms clauses and payment terms to the borrower.

The mortgage broker is expected to conduct business with integrity. This includes not withholding information and not misleading the borrower or the lender.

Construct A Window Frame

Construct a Window Frame

Windows serve more than one purpose. Windows are for allowing sunshine and weather into a home. If there is smoke in the house or a foul smell, a window can also let the bad air out. A window is as decorative or as plain as you choose. With so many window designs available, you are bound to find the perfect windows for your house. Building a window into a house is easy as long as the framing is done prior to the completion of the home's construction. A home without windows would feel somewhat like a dungeon, so plan on constructing quite a few window frames. Does this Spark an idea?

Instructions

1. Measure and cut to size two 2-by-4 studs that will run from the top of the wall plate to the bottom plate. These are called king studs and will sit parallel to your window's rough opening, one on each side.

2. Determine the width of the window's rough opening. Nail the king studs in place one at each outside edge of the opening. Place three 16-penny nails in the studs through the top plate, and three nails at each bottom.

3. Measure the distance between the regular wall studs and the king studs. Cut two small 2-by-4s, called blocking, to sit horizontally between the two studs on both sides. The blocking is for additional wall support.

4. Using a tape measure, determine how much space is between the bottom wall plate and the bottom of the window's rough opening. Cut three 2-by-4s according to the measured height. These are called cripple studs. Nail two of them to the insides of the king studs. Place a 16-penny nail through the cripple studs into the king studs at the top, center and bottom. Nail the third cripple stud in the center of the rough opening to the bottom plate.

5. Place a window sill 2-by-4 by measuring and cutting a piece to sit on top of the cripple studs at the bottom of the window frame.

6. Attach two trimmer studs, one on each side of the window's rough opening, by measuring and cutting 2-by-4s to fit right next to the king studs, on top of the window sill, and below where the header will sit. Nail these trimmer studs to the king studs and at an angle through the sill.

7. Measure and cut a 2-by-8 the width of the area between the two kings studs. Nail the header at the top of the rough opening on top of both trimmer studs. Place nails through both king studs into the sides of the header. Use 16-penny nails.

8. Nail three small blocks to sit between the header and the top wall plate, one on each side up against the king studs, and one in the center of the header. Nail them to the surrounding studs and plate with 16-penny nail.

Soil Testing In Austin Tx

Soil analysis helps make the choices for amendments and plant care.

The soil in Austin, Texas requires improvement to grow vegetable gardens and landscape plants successfully, according to Skip Richter of the National Gardening Association. The clay soil in some areas and high pH values limit the plants' ability to use soil nutrients, unless you follow soil test recommendations. Does this Spark an idea?

Significance

Plants require soil nutrients to develop root systems, leaves and fruit or vegetables. Not only must nutrients be in the soil, they must be available to the plants. Typical soil problems in Austin, Texas include restricted availability of micronutrients such as iron, manganese, zinc, copper and cobalt. Because many Austin soils contain enough potassium and phosphorous, you should select a fertilizer with only the amendments your landscape needs.

Function

Soil testing from an agricultural lab, such as Texas A&M University's Soil, Water and Forage Testing Lab, determines the quantity of soil nutrients available to plants in a sample of soil from several locations and depths (see Resources). After completing analysis, the soil testing report recommends amendments at rates of lbs. needed per 1000 square feet.

Types

Soil testing should include macronutrients, such as nitrogen, potassium and phosphorous, and micronutrient minerals. Test organic percentages in the soil sample to assess soil friability and nutrient-holding capability. In West Austin, test salinity; if it is too high, add organic matter to improve drainage, or use raised beds for vegetable gardening.

Vent An Exhaust Outside From A Combustion Engine

All combustion engines -- automotive, generator, furnace and all gas-fired appliances -- need air to burn their fuel. The exhaust must be removed to keep the combustion engine working and to remove carbon monoxide from the air. About 900 Americans die each year from carbon monoxide poisoning in homes. Furnaces, gas water heaters, ranges, dryers and other appliances must be properly vented; the builder or installer normally does this. Gas generators, vehicles in garages and other combustion engines also must be vented. Does this Spark an idea?

Instructions

All combustion engines must be properly vented outside buildings.

1. Decide what combustion engines need venting, where they are located and where the best route for a vent would be. Appliances, such as gas ranges and dryers, normally are vented individually through the roof, although, sometimes an exterior wall will suffice. The National Fuel Gas Code offers specific rules and suggestions for such venting. It provides tables with the location, size and operation of vents. A vent that is too small or too large will not effectively remove all of the gas fumes.

2. Use different methods for a garage, shop or other locations where automobiles or similar combustion engines will be operated. A large facility, such as a commercial automotive shop, will employ large heaters and exhaust fans. Homeowners can use such simple techniques such as a box fan in a window. Systems are also available that use vents in a wall or a garage door with outlet fans, typically placed in the ceiling or high on a wall.

3. Using temporary or portable vent systems will often suffice with portable generators, cars and other movable combustion engines. In a home garage, where a car engine runs only during maintenance or repair, a basic reel-type venting system with a tube through the roof may work. Sometimes, a tube can be hooked directly to the automobile exhaust. A tube system also could work with a generator, although these frequently are located outside a building so venting is not required.

4. Decide go through a wall or roof. At some point, any vent is going to require getting through a structure such as a wall or a roof. The National Fuel Gas Code offers suggestions on types of pipe, chimney or other outlet. A vent must not come out of an exterior wall below such extensions as eaves, parapets, balconies or decks. Exposed vent pipe should not extend outside the building as it could build up water condensation, which may freeze and block the vent.

Gum Cancer Symptoms

Gum cancer can often go overlooked until it is in its advanced stages. People who do not make regular appointments with a dentist may ignore the initial symptoms of gum cancer and attempt to treat them with over-the-counter medication. Gum cancer is diagnosed with a blood test, a biopsy of gum tissue and an imaging test such as an MRI or CT scan.

Identification

The gum is the tissue that surrounds the foundation of the teeth. The medical term used to describe the gum is the gingival. Gum cancer, also known as gingival cancer, is when an abnormal cell growth occurs in the gum tissue. If gum cancer is diagnosed and treated in time, then the chances of a successful treatment are as high as 75 percent. If gum cancer is not diagnosed in a timely manner, it can potentially be fatal, because it can spread to other parts of the body, most notably the brain.

Effects

The symptoms of gum cancer are mild at first and get progressively worse. One of the earliest symptoms of gum cancer is pain. This can start out as a pain that occurs only when brushing the teeth, but it can quickly progress to pain that occurs when eating and drinking as well. Over time this pain can become mild but chronic, which means that it is felt at all times. Other initial symptoms of gum cancer include a swelling of the gum, which normally occurs after the pain has begun, and the feeling of a small bump on the gum that would be the beginnings of a cancerous tumor.

Potential

As gum cancer continues to develop, there will be more advanced symptoms. Some of the advanced symptoms include the growth of the lump in the gum and ulcers that form on the gum, which are painful lesions that may or may not bleed. A common later symptom of gum cancer is bleeding from the gums. This bleeding may first occur after brushing the teeth, but as gum cancer develops, it could happen at any time, without reason and without warning.

Prevention/Solution

The most common method used to treat tumors associated with gum cancer is surgery. If the cancer is spreading, a combination of chemotherapy medication and radiation therapy may be used, as well. For larger tumors, a dentist may choose to use chemotherapy medication or radiation therapy instead of surgery, for fear that surgery may cause the cancerous cells to spread more quickly.

Considerations

One of the most effective ways to minimize the threat of gum cancer is to have a dental checkup at least once every six months. If the preliminary symptoms of gum cancer start to show in between checkups, get to a dentist immediately. It is not normal to have pain that originates from the gums, so if this symptom develops, do not hesitate to get it checked out.

Set A Craftsman Garage Door Remote

Garage door on a residence.

Remote garage door openers are a modern convenience that allows quick access to your garage without fumbling with a keypad code. Remotes are programmed with a code for security, and while Craftsman garage door openers are factory preset to recognize the remote supplied with the opener unit, subsequent remotes require programming the remote code into the opener mechanism. Craftsman garage door openers are equipped with a "learn" button that allows the user to quickly program the opener to recognize additional remotes. Does this Spark an idea?

Instructions

1. Remove the cover on the garage door opener by using the Phillips screwdriver to remove the two screws located on each side of the cover.

2. Locate the motor on the top face of the opener behind the pulley chain. The programming button, or "learn" button, is in the center of the top face of the motor, next to an LED light. Verify that the LED light next to the button is lit, and depress the programming button once.

3. Press the button on the remote that you wish to program within 30 seconds of depressing the programming button on the opener. The LED light will flash, indicating successful programming.

4. Repeat the depression of the programming button followed by the depression of the remote button to program additional remotes to the same garage door. Craftsman garage door openers allow you to program multiple remote codes into one opener without the risk of overwriting existing remote codes.

5. Snap the opener cover back into position, and use the Phillips screwdriver to replace the previously removed screws, securing the cover in place.

6. Press the button on the Craftsman remote transmitter to verify that the door operates properly.

How Long From Escrow To Closing In California

Time from escrow to closing in California depends on your escrow agent.

When you make a purchase offer on a home, you and the seller will sign a purchase agreement which officially begins the escrow period. Escrow is the time in which certain events or tasks must take place before the deal is closed. How long from escrow to closing in California depends on the closing date you and the seller agree on, as well as the time needed to complete all terms of the agreement.

Escrow

Two of the primary functions of escrow are to allow you enough time to secure a home loan and to give the seller adequate time to find a new home and arrange for the move. The agreed-upon closing date should also account for further contingencies, such as a property inspection and any subsequent repairs, review of the property title or other special circumstances. For instance, the buyer may require the closing date to be contingent (dependent) on the sale of her own home. Your real estate agent can help you with calculating a time limit for each task, to reach a mutually agreeable date of closing. Your lender also plays a role in determining a closing date.

Escrow Account

When you enter the escrow period, a third party -- or escrow agent or company -- creates an escrow account. An escrow account is where certain items are held until the closing date is reached and the purchase of the home is completed. Typical items held in the escrow account include the buyer's down payment, the buyer's money from the bank and the seller's property deed transferring the property to the buyer. The escrow agent also determines any money owed by the seller and the buyer at the time of closing for things like property taxes. The escrow agent follows the escrow instructions as outlined in the purchase agreement created between you and the seller, and he will work to complete the required tasks to reach the closing date on time.

Escrow Fees

Escrow fees are typically included in your closing costs, and payment of the fees is negotiated between you and the seller in the purchase contract. Escrow fees can vary from state to state, county to county and from company to company. Fees also depend on the purchase price, complexity of the transaction and location of the property. In California, one day before the closing of escrow, your escrow agent must have a certified or cashier's check for the total amount of funds needed to close, in accordance with the purchase agreement.

Date of Closing

The typical time from escrow to closing in California is 30 to 60 days, but it may take as long as 90 days. Numerous factors can potentially affect the length of escrow. Closing of escrow will only take place after all terms of the purchase agreement have been met.

Grants For The Elderly

Grants for the elderly consist of a conglomeration of opportunities, from health-care aide to geriatrics scholarships, from local emergency assistance to veterans' support. Although grants for individual emergency financial assistance are hard to come by, grants for support of non-profits and education are much less rare. When in need of finances, it's important to think creatively about the needs and what kind of organizations might fund them.

Individual

For the most part, philanthropic organizations prefer investments with long-term potential. They like to see their money making a lasting impact. Therefore, grants to individuals for emergency assistance are not common. However, there are some. For instance, the Senior Emergency Home Repair Program provides grants of $12,000 to Detroit citizens 65 years and over, or 55 years and over with a disability. This grant is to be used for home repairs.

Local

When seeking individual grants, look to local resources. Of the grants that do exist for individual elderly assistance, most are for citizens local to the area of operation. For instance, many utility companies offer assistance to the elderly and in need. Other resources for assistance may include churches, local corporations, community centers and health-care organizations.

Veterans

Some grants do exist for the elderly who have served our military honorably. For instance, the Michigan Veterans Trust Fund provides emergency hardship assistance to veterans and their dependents in Michigan who need financial aide for life's expenses. The veterans office in your state can provide more information about the options available for you.

If you aren't a veteran, check with the company from which you retired. It might have a similar program for support.

Institutional Support

A lot of elderly support comes directly from local non-profits, nursing homes and hospitals. As such, much of the philanthropy goes indirectly to the elder person through these organizations. The government also offers grants to support such groups. For instance, the Administration on Aging gives a variety of grants to states and non-profits that offer elder care.

Education

The Medical Student Training in Aging Research Program, sponsored in part by the National Institute on Aging and the John A. Hartford Foundation, offers research support and mentorship to medical students interested in allopathic and osteopathic medicine. Good training for geriatric doctors now is an investment in the elderly in the future.

Grants For Historical Houses

Historical houses can be costly to repair.

Owning a home with historical significance can be a great source of pride but finding the funding for renovations or repairs can be daunting. All the things that people love about historical houses, like the intricate woodwork or the stained glass windows, are costly to repair and maintain. There are grants available to restore these houses but finding one can be as tricky as getting one. Does this Spark an idea?

Historical Register

A home on the historical register can qualify for grants.

Plaques that grace the fronts of historical homes designate them as being on the National Register of Historic Homes. The National Register of Historic Homes is administered by the National Park Service, but the process of getting a home on the register is done at the state level. Having a home on the National Register does not guarantee getting a grant for renovations, but it is a step in the right direction. However, grants on the state or local level are also available for homes that are not on the National Register of Historic Homes.

Grants

Grants are usually given on the state level.

There is a hierarchy to the grant industry. Federal agencies or national foundations, like the National Trust Preservation, give grants to state and local governments and non-profit organizations. The local-level organizations then give grants or use the funds to give low-interest loans to individuals. Grants are rarely given from the national level to an individual homeowner. The best place to start the search for grants is with state historical preservation offices.

There are foundations that give grants primarily to local governments or non-profits but also have funds available to individuals who own a home or building on the National Register of Historic Landmarks. The Joanna Favrot Fund for Historic Preservation and the Cynthia Woods Mitchell Fund for Historic Interiors are two examples of foundations giving grants ranging from $2500 to $10,000.

Renovation Plans

Have a historically based plan for renovations.

Perhaps even more important than having a home on the National Register of Historic Homes is having a clear and historically based renovation plan. Preservation groups want to know that homeowners receiving grants are making an effort to preserve the historical integrity of the home. This will require doing some homework about the original structure and fixtures of the home unless this research was done in the process of getting the home on the historical register.

Other Funds

Grants are not the only source of funding historical homes.

Grants are not only difficult to find, but they are also difficult to get. The grant process is complicated and highly competitive. An owner of a historical home should explore all funding options, along with grants. The U.S. Department of Housing and Urban Development offers a FHA Streamline Mortgage to help homeowners renovate a home with historical significance or in a historical district before moving into the house. The loan allows up to $35,000 in repair and renovation funds for qualifying buyers. There is also a tax credit incentive offered on historical homes through the Preservation Heritage Service, a division of the National Park Service.

The Average Salary Of A Cab Driver

Cab drivers are subject to the livery laws of the cities where they work.

Cab drivers are responsible for transporting people between destinations, typically in busy urban areas. As an alternative to public transportation, taxi cabs give riders the option to leave their personal cars behind or live in a city without the need to own a car. Cab drivers come from all walks of life and must comply with state or city regulations intended to keep riders safe. A cab driver's salary can vary greatly depending on factors such as location and amount of business.

Wages

Most cab drivers don't earn hourly wages or annual salaries. Instead they make a wage that varies widely depending on the amount of business they do. Drivers collect their wages directly from riders, which means that an individual driver's pay comes in generally small, frequent portions. According to the U.S. Bureau of Labor Statistics, the median annual wage of a cab driver in 2008 was $21,550. However, some drivers earn less than $15,620 each year while the top 10 percent of drivers make more than $34,210.

Tips

A cab driver's wages consist of both fares and tips. Fares may be a subject of company or city regulation, with drivers only allowed to charge a certain rate depending on the distance traveled and the number of passengers. However, passengers may give tips in any amount. Cab drivers are required to report the full amount of their earnings, including tips, for tax purposes.

Employment Status

Cab drivers generally work as independent, self-employed drivers or contract with a taxi company. Drivers who work independently own their vehicles and the taxi licenses they need to be able to do business legally in a given city or state. Most drivers who can't afford a vehicle and the license instead rent cabs from taxi fleets. These drivers use the money they collect as fares both to pay rental fees and fund their own salaries. Drivers who collect hourly wages or annual salaries usually work as chauffeurs for limousine or car services rather than as cab drivers.

Considerations

A cab driver's salary reflects income above and beyond the cost of doing business. Drivers are responsible for buying fuel for their cabs, which gives drivers who own or rent hybrid-electric cabs an advantage. Drivers who own their own cabs must pay for maintenance and repairs, as well as inspections, insurance and vehicle registrations. Those who rent cabs usually pay maintenance fees in addition to rental fees.
