Qualify Your House To Rent For Hud

This house is ready to rent.


As a U.S. Housing and Urban Development (HUD) landlord, you will receive a government subsidized rent voucher. In order to qualify your house to rent for HUD, it is vital to know what criteria the inspector uses when evaluating the safety and cleanliness of the property. Before beginning any needed repairs, inquire with the U.S. Department of Housing and Urban Development to get the paperwork started.


Instructions


1. Evaluate your property to determine what kind of upgrades, if any, your property requires in order to qualify for a rental assistance program like Section 8. In order for your rental to pass inspection, the dwelling must have a living room, kitchen, bathroom and at least one bedroom. Each room must be heated and cooled and have at least one window.


2. Provide a private and secure entry with no broken or loose railings on stairs porches or decks. Inspect exterior for any foundation cracks or structural problems and repair as needed. Check exterior for loose roof shingles or siding problems and ensure that there is no moisture or water damage.


3. Provide windows that are functional, with screens and locks. Provide a fire exit in addition to the main exit. Fix any cracked or peeling paint and repair any damage to to walls, ceilings and floors throughout the home.


4. Check the adequacy and safety of plumbing, heating and cooling systems. The water supply and sewer connection must be functioning properly and meet local code and HUD standards. The water heater must be in working order.


5. Make sure that each room has a wired-in light fixture and at least two electrical outlets. The bathroom and kitchen must have G.F.I. (ground fault interrupter) outlets. Each room must also have a wired in smoke alarm with battery back-up.


6. Plug in appliances and ensure that they are functioning properly. The kitchen must have a food preparation and storage area. The bathroom must have adequate ventilation and a working shower or bathtub, toilet and sink.


7. Make sure the property is clean and without junk piled around. Be mindful of safe storage of chemicals or flammables. Eliminate any entry points of rodents or insects, and treat any infestations.


8. Get familiar with tenant rights and landlord responsibilities. Phone your local HUD office to set up an appointment to have your property inspected.
