Finding out that your house foundation needs repair can be very stressful. In general, foundation repairs tend to be complicated and expensive and they almost always require that the work be done by a qualified house foundation repair company. However, you don't want to just hire the first company you find in the Yellow Pages. This can leave you with a huge headache and added expenses. 1. Contact your state government for a list of licensed house foundation repair companies in your area. Make a note of any companies that have been recommended by friends, neighbors or family members.
2. Scroll through the website for each of the foundation repair companies on the list. Check out before and after photos of projects and browse through the company's offered services. Use the information you find to help you narrow down your choices.
3. Check to make sure the repair methods used by the companies you're considering are inspected by the nonprofit organization International Code Council Evaluation Services. ICC-ES approval indicates that all building practices of the company are fully up to code.
4. Ask each company you're considering to come out to inspect your foundation and provide an estimate for work. The inspection should be free and should take at least two hours.
5. Find out more about the warranties offered by each company. A warranty for foundation repairs is essential, and the longer the warranty, the better. Materials and building methods should both be covered by the warranty.
6. Pay attention to the depth clause in the estimate you're provided. The depth clause states that an extra charge will be added if the company needs to go below a certain depth to repair your foundation. Otherwise, the company would not profit. A company that does not have a depth clause may not adequately repair your foundation.
7. Evaluate all the information you've gathered to select a company. Going with the cheapest company might be tempting, but that should not be the only deciding factor. Consider your entire experience with each company to help you select one.
