List A Mobile Home

Mobile homes can be a challenge to list. They are considered personal property with a title, like a car, unless they are permanently attached to land that is owned by the home's owner and being sold along with the home. Realtors are not permitted to list personal property. If your mobile home is on a permanent foundation, deeded along with the property, subject to property tax and being sold with the land on which it sits, then it is considered real property and can be listed with a realtor, or sold by the owner just like any other home. You can also list a titled mobile home with some effort and know-how.


Instructions


1. Put a flyer together that contains the price of the home and your contact information, as well as the home's age, the square footage, the number of bedrooms and bathrooms, and any other pertinent information. Play up any upgrades or special features that make your home stand apart from the others, and include at least one photo.


2. Speak with the property manager and let him know your home is for sale, if you are in a community with rented spaces. Many people will stop at the office to ask what is available, especially if the community is nice. Leave some flyers in the office so the property manager has the info about your home handy, when speaking to potential buyers.


3. Let your friends and neighbors know your home is for sale, since they may know someone who would like to live in their neighborhood, like a relative or friend. You may want to only give them some of the information in the flyer, which could encourage them to call you with questions---use your best judgment.


4. Put a classified ad in the local paper and any other publications that feature ads for mobile homes. Ask local mobile home community property managers and mobile home dealers where the best places to advertise might be.


5. Let a few dealers in your area know you have a home for sale. They may have a customer, who cannot afford a new home, that they could swing your way. Be prepared to offer them an incentive to help you, like a commission.


6. Place an ad on a national website that specializes in mobile home listings. This will help you gain exposure with people who are relocating to your area.


7. Talk to and give your flyers to some of the mortgage lenders and realtors in your area, especially those that specialize in helping first-time home buyers. They may have a client that needs a home, but is not able to qualify for, or afford, a traditional home. Be prepared to give them an incentive to help you as well.
