A home inspector looks for problems in your home that could lead to costly repairs.
As of 2010, California law did not require licenses for home inspectors. Anyone with a rudimentary knowledge of home construction and potential home issues can list himself as a home inspector. However, it's a good idea to become familiar with the California standards for home inspections, and join a credentialing organization. Membership in the California Real Estate Inspection Association (CREIA) not only reassures customers that you are knowledgeable and certified, but can also help you build your customer base and avoid potential liability issues.
Instructions
1. Educate yourself on home inspection procedures and what to look for during an inspection. You can rely on your educational and work background as a contractor, plumber, electrician or handyman, but you will need training in other areas to identify potential problems with buildings.
2. Work with an established home inspector or inspection company to build your experience. Many home inspection firms offer on-the-job-training.
3. Apply for membership in CREIA. In addition to the application outlining your experience and education, you must attend at least two CREIA chapter meetings to be considered for membership.
4. Take the exam offered by CREIA. While the exam is not required by California law, passing the exam and completing specific training and education requirements certify you as a qualified home inspector and allow you to join CREIA.
5. Complete ongoing education and training as recommended by CREIA. CREIA members are required to complete a minimum of 30 hours of additional training each year.
6. Develop relationships with real estate agents and brokers. According to CREIA, most home inspectors are hired based on referrals from real estate professionals.
