Instructions
1. Remove any loose coating. Clean the surface of the metal roof by removing all dirt, leaves and grime to ensure better adherence of the coating. With a hose, wash off any dirt or debris stuck to the old coating and let the roof dry thoroughly.
2. Remove old coatings and sealant on the seams of the roof and around the vents using a wire brush or grinder on the end of a drill. Look for loose nails and re-nail or replace the nails. Tighten all loose screws and replace missing screws in the roof. Apply a generous bead of neoprene or polyurethane sealant to seal the seams and around the vents. Allow enough time for the sealant to cure before proceeding.
3. Remove any rust using a wire brush and sanding block. Wipe away dust and debris and clean the area. Apply rust inhibitor according to the direction on the label and let it dry thoroughly.
4. Inspect all vents, looking for leaks, cracked or broken rubber boots or missing sealant. Replace any damaged rubber boots around vents. Make any necessary repairs to vents or replace any broken or damaged parts. Use neoprene sealant to seal around vents.
5. Make certain the metal roof is clean and completely dry. Apply a coat of white elastomeric coating by pouring it from the container onto the roof. Spread the coating using a paint roller with a long handle. Read the label on the coating container for how much coating to use, how thin to spread it, how many coats to use, and drying time.
