Buy A Manufactured Mobile Home

Manufactured mobile homes are built in large numbers and are ready to be shipped out immediately.

Manufactured mobile homes, or trailers, are an extremely cost-efficient form of pre-made, movable homes. People looking for a starter house or those with low incomes can easily purchase a manufactured mobile home on a flexible and affordable payment plan. With varying floor plans and double-wide mobile homes for those in need of additional space, there are options for every family. Purchasing a manufactured mobile home is simple but requires a slightly different approach than purchasing non-mobile housing.

Instructions

1. Obtain a rental space for your manufactured home a month before purchasing the home to ensure the proper preparations can be made beforehand. Rental spaces within mobile home parks come ready with all the necessary plumbing and electricity hookups. Alternatively, you can place a trailer on a piece of land you own, with certain restrictions.

2. Set up an inspection with a representative of the mobile home company. Mobile home manufacturers will normally cover the costs of transporting your new home to the desired location, but they must check the roads beforehand to ensure a smooth trip. They can also check for proper hookups, zoning (on personally owned land) and stability. Your mobile home grounds must be as level as possible for a stable home.

3. Save up five to 10 percent of the purchase price of your manufactured home as a down payment. In 2010, a new manufactured home could cost between $20,000 and well over $100,000, making down payments as low as $1,000 possible.

4. Seek out a payment plan through your manufacturer or a mortgage loan from a bank or lending company. Mortgages on mobile homes are usually easier to obtain, even for those with small incomes, because of the low cost of a mobile home.

5. Inspect your home thoroughly before moving in. Usually, the manufacturers provide a checklist to you when you purchase your mobile home to make sure everything is running smoothly. This will include instructions for testing appliances, doors, windows and other portions of your home for safety.
