Mobile Home Metal Roof Repair

Leaks are common in mobile home metal roofs.


Mobile house roofs are susceptible to weather exposure that cause cracks, holes and other damage. Harsh weather conditions can damage roof flashings, seams, sealants and J-rails. Leaks from roof damage can eventually deteriorate mobile home woodwork, flooring, walls, windows, doors and insulation. Brown stains on mobile home ceilings and walls are signs of roof leaks. Repair a damaged metal roof promptly to preserve the home's structural integrity and appearance. Fortunately, basic roofing supplies prove effective at repairing mobile house roofs. Instructions


1. Brush the damaged area of the roof with a wire brush. Sweep off all loose debris and flaking roof coating with a broom.


2. Place 2-inch wide strips of butyl tape to the metal around the damaged area. Form a square section with the tape.


3. Cut a rectangle-shaped metal patch from the same metal as on the roof, using metal shears. Ensure the metal patch is large enough to overlap the damaged area by at least 3 inches on all sides.


4. Place the metal patch over the damaged area. Weigh the patch down with a couple of bricks.


5. Drill evenly spaced holes along the edges of the metal patch. Space the holes 2 inches apart. Allow the holes to protrude through the roof, as well.


6. Insert screws into the holes to attach the patch to the roof. Do not screw into the roof's trusses.


7. Apply caulking around the edges of the metal patch where it meets the roof. Cover the screws with caulking to seal them. Allow the caulk to dry according to the manufacturer's directions.


8. Apply a layer of roof coating over the entire metal patch, using a roller brush. Allow the roof coating to dry according to the product label's instructions.
