Indiana Mobile Home Regulations

Regulations for mobile homes in Indiana are controlled by the Department of Health.


As of August 2010, there are 1,265 registered mobile home communities in the state of Indiana, according to the Indiana State Department of Health. The department oversees the Mobile Home Community Construction Approval and Facility Licensing Program. To receive construction approval and a license to operate a mobile home community, inspections must be passed by a state government official in areas such as safety, water supply and sewage disposal.


Basic Requirements


The Indiana Department of Health describes a mobile home as a factory assembled, transportable, year-round-occupied dwelling built by the standards of the Manufactured Housing Construction and Safety Law of 1974. A mobile home community must be one or more parcels of land subdivided into properties of at least two mobile homes or manufactured homes overseen by a licensed adult caretaker.


Water Supply


Water supply requirements are based on the distance to an available system.


A mobile home community is required to receive its water supply from the public water system if it is within a distance of 2,000 feet. If the distance is greater than 2,000 feet, it is not required to use the public system but, instead, water must be provided by a system approved by the Indiana State Water Pollution Control Board.


Sewage and Garbage


Sewage must be disposed of by the public sewage system if the mobile home community is within a reasonable distance. If the distance is too far, then sewage may be disposed of by a common sewer or septic system. Owners of mobile homes must provide watertight and odor-tight connections to a water carriage system approved by the state department.


Appropriate garbage containers and disposal systems must be available for each mobile home. Its disposal must be by a process approved by the state department.


Streets and Roads


Adequate space for streets and parking are required.


All streets, roads and parking within the mobile home community must provide adequate space for their specific use. Streets must be at least 10 feet wide and dust proof, and each mobile home within the community must have easy access to roads in and out of the community.
