A government grant can help homebuyers in Georgia cover expenses associated with purchasing a home. Grants are available for first-time homebuyers, people with disabilities and previous homeowners. Each grant program has various requirements that must be met to receive assistance. Most grants do not require repayment if the criteria of the program are met.
Homeownership Vouchers
The U.S. Department of Housing and Urban Development (HUD) oversees the Homeownership Voucher Program. The program provides assistance in the form of vouchers to first-time homebuyers and current homeowners. Vouchers can be used towards a home's down payment, closing costs and repairs. The amount of the voucher varies by county. To qualify, applicants must meet certain income requirements that are established by HUD. Applicants are required to adhere to certain guidelines such as participating in a homeownership counseling class. An application for a voucher can be made at your local public housing authority or by contacting the regional director's office for HUD (see Resources).

Protectors Educators Nurses
The Protectors Educators Nurses (PEN) program provides down payment assistance of up to $7,500 for qualified applicants. PEN is only available to members of the U.S. Armed Forces, police officers, teachers and nurses. The grant is rewarded in the form of a forgiveable loan. Participants must meet the requirements of Georgia Dream First and Second Mortgage programs. Participants also must contribute at least $500 towards the down payment to receive the grant.

Consumer HomeOwnership and Independence Choices for Everyone (CHOICE)
The Consumer HomeOwnership and Independence Choices for Everyone (CHOICE) program assists individuals with disabilities achieve homeownership. Qualified applicants can receive up to $10,000 in down payment assistance. Participants in the program must attend a homebuyer's education course and receive proof of attendance. Applicants must provide proof they are receiving Social Security benefits and proof of a disability. The application for the program is submitted by the lender.
