Apply For Section 8 In Yorkville Illinois

The Section 8 Rental Voucher Program, often referred to as simply Section 8, provides affordable housing to very-low-income families by subsidizing a portion of their rent. Families may choose privately owned rental units that must meet Section 8 quality standards. Individuals may apply for the Section 8 program through their local Public Housing Authority (PHA). The PHA will then pay the landlord an amount equal to the difference between 30 percent of the tenant's adjusted income and the standard rent. There is often a waiting list for the program, so it's important to apply as soon as you may need assistance.

Instructions

1. Add your name to the Housing Choice Voucher (Section 8) waiting list. You can visit or call the Kendall Housing Authority, which is the local Public Housing Authority. When your name comes to the top of the waiting list, you will receive a letter requesting you to schedule an appointment with the Kendall Housing Authority.

2. Attend your appointment with the Housing Authority and submit necessary documentation for all family members. Documentation includes original birth certificates, original social security cards, marriage license or divorce decree (if applicable) and income and asset information. The Housing Authority will verify your income and determine if you are eligible for the program. If you are eligible, you will receive another letter inviting you to a briefing.

3. Attend the briefing. During the briefing, the rules of the program will be detailed and explained to you. You will then receive a Housing Choice Voucher and will have 120 days to locate a unit.

4. Locate a rental unit that is appropriate for your family size and has a reasonable rent. The landlord has the right and may ask about your rental and credit history before he agrees to lease the unit. You must then submit a "move-in packet" to the Housing Authority. Documents in the packet include a Request for Tenancy Approval (RTA) that must be completed by the landlord, leases, proof of ownership, lead base paint overview, management agreement, owner certification and completed W-9 form.

5. Wait for the Housing Authority to conduct a Housing Quality Standards Inspection of the unit. After the inspection, the Housing Authority will notify the landlord whether her unit passed or failed its requirements. If the unit failed the inspection, the landlord will be given a reasonable amount of time to make the required repairs. Once the unit and lease meet program requirements, the Housing Authority will enter into a contract with the owner of the unit and you will enter into a lease with the owner. After both the contract and lease have been signed and approved, the Housing Authority will provide monthly rental assistance to the owner.
