Kentucky Housing Grants

Kentucky residents have a number of options when seeking housing assistance.


Residents of Kentucky that need assistance purchasing a home, paying the mortgage, or making repairs can apply for grant assistance. There are many grants available through non-profit organizations and the government. Programs are open to first-time home buyers and current homeowners. Each grant program has certain requirements that must be met to qualify.


Resources, Education, and Assistance for Community Housing (REACH)


The REACH grant program offers down payment assistance to first-time home buyers. Qualified applicants can receive down payment assistance to help purchase existing or newly-constructed homes.


Families must meet the U.S. Department of Housing and Urban Development's criteria for low-income families to qualify for the grant. If awarded a grant, you must complete a home buyer counseling program and invest at least $500 of your own money toward the purchase price of the home.

HOME Family Program


The HOME Family Program offers assistance up to $10,000 to qualified home buyers. The grant can be used toward the down payment or closing costs.


The program only covers existing homes and the purchase price cannot exceed $195,000. Qualified families must have a child under the age of 18 in the residence and meet certain income requirements. Although initially considered a loan, it is forgiven after five years with no monthly payments. Families must stay in the home during that five-year period to have the loan forgiven.

USDA Rural Development Single Family Home Repair Grants


Sponsored by the U.S. Department of Agriculture, the Rural Development Single Family Home Repair program provides assistance to low-income families. The grant can be used to improve the living conditions of a home.


Applicants must be 62 years of age or older and meet certain income requirements. If the property is sold within three years of receiving the grant, it must be repaid.

HANDS, Inc.


HANDS, Inc. offers grants in the form of a second mortgage to qualified families. The program builds homes and sells the homes for the appraisal value.


If a family can only afford a portion of the home's sale price, HANDS grants the remaining balance on the home in the form of a second mortgage. The second mortgage does not have to be paid back as long as the family continues to reside in the home. To qualify for the program, certain income requirements need to be met.
