Regular resurfacing of mobile home roofs can cut cooling costs.
Most mobile homes' metal roofs require resurfacing every two years for maintenance purposes. Storms often deposit small tree branches, rocks, dirt and debris onto roofs, causing peeled roof coating and cracked seams. Roof resurfacing should be performed in low humidity and temperatures above 50 degrees Fahrenheit, to prevent disrupting the curing process. Properly resurfacing a metal roof seals small cracks, improves the roof's appearance, prevents leaks and reduces cooling costs. Instructions
1. Inspect the entire roof for cracked seams, blisters and flaking roof coating. Scrape off flaking roof coating with a wire brush.
2. Sweep the entire roof, to remove loose coating, dirt, dust and debris.
3. Mix a solution of one part bleach and three parts water in a plastic bucket. Scrub the roof with the bleach solution, using a scrub brush. Spray the roof with water from a garden hose to rinse away the bleach solution and remaining debris.
4. Allow the roof to dry for a couple of hours. Use a screwdriver to tighten any loose screws on the roof.
5. Apply metal primer over any deteriorated spots, using a paint brush. Cover all seams, J-rails and flashing edges with patching cement, using another brush. Overlap all edges and seams by 1 inch.
6. Allow the metal primer and patching cement to dry thoroughly, according to the manufacturer's directions.
7. Read the directions on the roof coating label for coverage information. In most cases, 1 gallon of roof coating covers a 10-foot-by-10-foot area. Use a wooden stir stick to mix the coating.
8. Apply the coating to the roof, using a roof brush. Work your way across the roof, until the entire roof is coated.
9. Allow the roof coating to dry for eight hours. Apply a second coat, using the same process as before.
