When you put your home on the market it is important to present it to potential buyers when it is looking its best. You should put some time and money into making the necessary repairs and alterations to your home to make it appealing to home buyers. You want potential buyers to imagine themselves living in your home; you don't want buyers to go home imagining how nice the home will be after all of the chores have been done.

You should make repairs that will increase the value and probability of sale without racking up costs that can't be recouped during the sale of the home. New appliances are nice and appealing to buyers, yet you will probably not be able to increase the price of the home enough to recover your costs. First impressions are important, and the first thing potential buyers will see is the outside of your home. Keep your lawn well trimmed and maintained. Also check for any cracks in the foundation of your home, the walkways, or stairs and repair them. If you have an asphalt driveway, you should have it resealed. You might also want to consider some more cosmetic repairs, such as repainting the doors and shutters, or adding flowers to your gardens. You want to make a great first impression so that potential buyers are excited to see more of your home.


Inside the Home


Before you open your home to potential buyers it should be immaculately clean. Try to remove all clutter, and even consider moving some of your possessions elsewhere. Homes look larger when there is minimal furniture and other items, and it will be easier for a potential buyer to imagine their own things in the home if it is not full of your personal items. This does not mean that you need to move out early; just that you should really make an effort to de-clutter your home. While this is a chore, it has to be done eventually and will make your move easier.


Other Low-Cost Repairs


Other things to consider: repair any cracks in the paint or walls, remove any signs of mold or wetness in the basement or other areas prone to dampness, and replace or clean the flooring. Also, consider installing new shower heads, cabinet handles, and other inexpensive cosmetic things.


You can also buy things like nice towels, flowers, centerpieces, and other decorative items to make your home seem more inviting to potential buyers.
