A house that needs to be sold quickly should always be neat and clean, as well as neutralized to appeal to a variety of buyers. Finish All Repairs


A home that requires repairs and small fixes can turn off a potential buyer because those are seen as extra maintenance that the new owner has to worry about. Complete all necessary and overdue repairs, such as leaking water pipes, dripping faucets, squeaky doors and damaged trim.


Get a Pre-sale Inspection


A pre-sale inspection can be done by a licensed home inspector, and notifies you of any structural damage, termite infestation or other major problems that would turn off buyers. Display the inspection report on the kitchen counter during showings so interested buyers see that the home has nothing to hide. It will appeal to interested buyers that all issues are taken care of and that the home has no major problems that would worry them or cost additional money to repair.

Every room of the house should be ready to show, even guest rooms and other spaces that are not used in your daily life. The house should be clean for every showing, ashtrays emptied and the kitchen area cleaned of dishes and food. Each room should be staged with a purpose, such as having a desk and a bookshelf in the home office. Unnecessary items such as stacks of documents and papers should be taken out of the office, as it may appear that the room is too small to be functional.


Neutralizing Space


Making the house's decor neutral helps buyers imagine their furniture and belongings in the space. Remove family photographs, kids' artwork posted on the refrigerator, bold artwork or collections, and tone down home accents. The potential buyer may not be interested in the same type of home decor, so replacing bold pieces with functional ones helps them imagine how his family could use each room in the house.
