Foundation repair problems range from unsightly to dangerous. They can cause parts of the house to crack or function improperly. Signs


Interior indications include cracks in the brick and mortar, doors and windows that won't open or shut properly and gaps in trim and between the garage door and pavement. Causes


Settlement occurs when a portion of the home's foundation drops below the level of the original foundation. Extreme weather shifts, erosion, dry soil, poor drainage and diminished soil-bearing capacity can all cause settlement. Upheaval occurs when the slab rises above the level of the original foundation. Moisture seeping under the foundation, such as from a plumbing leak, is the most common cause.


Solutions


Cosmetic items such as cracks in Sheetrock or floor tiles are minor and most handy homeowners can either fix it themselves or at least pay very little to have a professional fix it. Problems that interfere with the load-bearing capacity of the foundation, however, are more series.
